Claim: Russian Billionaire May Be Trying To Buy Out Brickell Townhouse Condo

Yet another Brickell condo building may be targeted for buyout by Russian billionaire Vladislav Doronin.

Doronin and a Chinese investor have approached the Brickell Townhouse condo association about a possible buyout of the building, a tipster told TNM.

Brickell Townhouse was constructed in 1963 at 2451 Brickell Ave, a massive property that spans from Brickell Avenue to the bay. It includes 358 units in a 21-story tower and a surface parking lot.

Doronin’s OKO Group already completed the buyout of the 25 Bay tower, which is directly adjacent to the property. Doronin has plans for a 613-foot tower on that site, designed by Adrian Smith + Gordon Gill Architecture.

That property is perfect for something big and nice. If anyone knows the height limit here, let me know. I’m curious to know and if it’s 1000 feet, 1000 feet it should be. I know economics are what causes these things to be built but still, why not aspire to something greater?

This property is an excellent site on Brickell with Bay frontage and completely unulitized. The building takes up only a small portion of the land. The rest is like a huge parking lot. It is in the best interested of Miami to generate the maximum tax base on this land. It’s called progress and surprised that The Trumo Group missed this fantastic site because some believed Trump Group would buy this. Hope the architect that’s building the height building in Saudi Arabia and the one around the corner designs the new Towers at this site. This will be the Pearl Of Brickell. After all it was called millionaire row when all the mansions were built on the bay n the early 1900’s. Bravo to OKO.

Talk that several developers are looking at Brickell Townhouse for buy out and tear down. The property is the same size as both sides of 25th Road and also a Brickell frontage and Bay Frontage. An ideal location for thousands of new units. High percentage of owners renting out their units and a buyout may be easy going. Ideal location for a Trump Tower on Brickell. The buzzards are back in town and flying over the property.

Brickell Townhouse built on same acreage as all of 25th Road which has five condominium buildings. IMHO Brickell TH under utilized property with 1 Building now will be torn down to make 24th Street in the middle of the property with 4 or 5 condominiums built. One of the last Unpolished jewels on Brickell. Many properties already bought up in various corporate names. Can be accomplished with one developer or several sharing the pie. DD.

There are several more,old condo buildings,to demolish in this area.Hope in 5 to 10 years they all going down.Build tall and beautiful,make Miami great again!!!

IMHO this site will be a huge development within a few years. Takes time to obtain approvals, permits etc. guess is $600.00 a sq ft would be a fair offer at this time. More in the next year or so. Dad.

Land values to go to $700+ A sq. ft. on Brickell
Avenue. IMHO. If you live in Miami Brickell Avenue
Is the place. Convenience to all of Miami locations.
Airport, downtown, restaurants. Movies, night life,
Coconut Grove, The Beach etc. and still a quiet friendly

Heard rumor that a Chinese Company will pay $100,000 for option to each owner to buy at given price and exercise date of option. It’s a win situation for owners. If option not exercised by given date owners each keep the $100,000 and free to sell to another buyer. Almost nine acres with huge potential.

Activity may be taking place with plans to buy out older condominiums for future development. If Amazon comes to Miami the buyouts will increase. 2451 Bruckell may be bought out by a consortment of developers to build several buildings. One of the few huge parcels available with water and Brickell frontage. Suspect some activity is possibly taking place now with options to purchase at a later date. Estimate 700 to 759 a square foot. DD.

The Russians may be bid out and a couple other developers combined may have an advantage. Permits etc. is a slow process. If! Construction could start 2020 or earlier. It’s all about Location, Location, Location
