Construction Contines At 54-Story Miami River Tower

In Brickell, a 54-story luxury rental tower continues rising on the Miami River, a new photo by Phillip Pessar shows.

The building is planned to top off at 648 feet. It will have 632 apartments, retail space, and a riverfront promenade open to the public.

There are multiple other phases planned at the development, which is known as The River District.

Eventually, developer Chetrit Group plans to build 4 million square feet of new development on the property. That includes about 1,600 residences, Class A office space, and 30,000 square feet of retail.

Love the new Miami River walk! Can’t wait to see this area activate like Brickell City Centre and on the water 🏝️ I can see tourists and residents easily walking back and forth in the same outing. This is great for Brickell and Miami.

Watch it daily from my balcony – currently pouring the 41st floor and will look super tall at 54 floors I can’t wait to see it top off its already looking huge! The retail/space is built out and looks awesome! A true western anchor of the Brickell core and the connected riverwalk will be beautiful and hopefully get some cars off the road too…

Agree 💯 this is transformational for Miami, not only Brickell, but also Downtown, Little Havana, and Riverside, as a core upscale connection hub on the Miami River.

right and Pair this project with Riverside (James L Knight & Hyatt) Project and Miami River will be the most active it has ever been. Don’t forget they are rebuilding the Wharf Miami. Miami will have a whole new identity!

Hope the Wharf uses some features like the FTL location. The new Dream Hotel across the street looks iconic too, it will all connect 🙏 🥂

the whole point of the Dream Hotel is to have a new permanent Wharf in the bottom floor…

The area could use an upscale casual tiki beach vibe… don’t require pants like the Kiki spot. People want a fun laid back hang out spot. It can be a separate venue if not at Dream.

Sometimes the pop-ups are cooler than the sleek pristine buildings, because of the laid-back vibe. I think pop-up palapa canopied bars need a comeback. I get Brickell is trying to be a sleek modern city but let’s not totally remove all the laid-pack tropical vibes that makes this city so appealing.

I think the renderings look better than the tower under construction. The tower has too much stucco and not enough glass. It looks similar to the Opera Tower in Edgewater which was built more than twenty years ago.

Yeah, I can’t believe so many walls rather than glass. We are in Miami with blue skies and great sunsets, not in a cold and cloudy place.

I think the abundance of stucco will be less apparent once they add the glass balconies, that is the problem with Opera, the metal balcony rails..also Opera opened in 2008.

True it looks like same amount of stucco as SLS, Flatiron or all the other luxury buildings. It’s hard to tell when all the glass hasn’t been installed.

I was in Opera in 2008 and let me tell you it was ground breaking for the time, in an area of mostly strip malls, it had a grand luxurious lobby. Not sure how it’s been managed since, but it really kickstarted modern Edgewater development.

Concrete is most expensive material. It replaced wood bc of hurricane codes and people pay a lot more for stucco concrete in Florida. hurricane proof 💪

Stucco is the decorative coating they put over the concrete. It is usually textured. Also pretty sure reinforced concrete (i,e w rebar) is only in the core, floor plates and structural vertical walls….the rest, from what I have seen is cinderblock coated after w cement/stucco.

This tower is a beaut for Miami! It’s growing the scope of class A development in Brickell and enhancing a key corridor to downtown. One of 4 towers, with mixed use, retail and restaurants overlooking the beautiful Miami River. Saw the public river side plaza recently and looks like a new waterfront hub to enjoy in Miami 🎉 🏙️ 🛥️

Can’t say it’s sure to be a beaut, but fingers crossed. Hopefully the final product is more like the renderings. What I see going up makes me worried it’ll be another Opera Tower. Seems headed for too much stucco and not enough glass.

That’s great news for the area. I wish Chetrit would put just as much effort into the Collins Park Hotel project in South Beach. Another Kobi Karp designed hotel and a mix of historical Art Deco and contemporary it will be fabulous if it’s ever finished. Not sure what’s going on but that project starts and stops and has been going on for a decade. Sad to watch.

I have the same sentiments as some on here, the white stucco and lack of glass is making it look generic and Opera tower esque. It’s also being built by GT McDonald who isn’t really known for luxury haha.
