Construction Now Underway At Smart Brickell, With Three Towers

Developer Habitat Group held a groundbreaking ceremony for Smart Brickell on Friday.

The project includes three towers:

  • Tower 1 (50 hotel, 50 condo – sold out)
  • Tower 2 (50 hotel, 50 condo – 60 percent sold)
  • Tower 3 (97 rental apartments)

Short term leasing of condos is permitted up to 50 times annually.

Beauchamp Construction was selected as the project’s general contractor. Completion is scheduled for 2021.

Hernando Carrillo is the architect, with interior design by Arquitectonica.

Would think this area could be better utilized to attract full time residents – maybe larger units for families with parents working in downtown miami or brickell. But this will just be a hotel with private owners using it for Air BnB. White collar professionals working in Brickell now commute 1.5hr each way, and creating a livable community on the outskirts of Brickell catering to upper middle class individuals would seemingly be a gold mine, reduce traffic, provide desirable full time residents to the area, etc.

It’s called the Roads and Shenandoah. Also, they can live in East Little Havana once it’s gentrified. The last thing we need is more families with babies that complain about downtown not being family friendly enough.

Absolutely stunning. Spellbinding design it’s going to be all the rage when it gets built major tourist destination lots of people are gonna want to take selfie’s in front of those buildings

I literally passed by there today and there’s still 2-story multi-family buildings on that site that people are currently living in. How can construction be underway?
Also, do any of these developers offer anything whatsoever to the tenants they are displacing?
It’s not unheard of to offer displaced residents special discounts and whatnot once these projects are completed.
