Construction Permit Applied For At Villa Residences In Edgewater

A construction permit to build a 58-story tower in Edgewater called Villa Residences is now being processed.

Miami Building Department records show that the construction permit application was applied for on April 20.

According to the filing, there will be a total of 72 residential units on levels 6-12 and 14-55,  and 7723 square feet of restaurant, spread over levels 1 and 2.

The tower height is listed at 650 feet.

Moss is listed as the construction contractor.

A separate construction permit was applied for on the same day to build a parking garage across the street, with 1642 square feet of retail and 9 floors of parking. Moss is also the contractor for that permit.

Review is not yet underway for either permit, since the full building plans haven’t yet been filed.

Demolition at the main Villa site took place earlier this year. A tree permit was activated in late April.

The project is planned to include a rooftop helipad and baywalk. The restaurant will be operated by Major Food Group.

ODP Architects is the architect.

One Thousand Group and Terra are the developers, in partnership with Major Food Group.

Yes my only concern is that Edgewater is semi grid locked; where you have to go to Biscayne Boulevard to travel to south Edgewater

Maybe because it was platted as a single-family home neighborhood almost 100 years ago? Yet, even as it has gone vertical, and become more suburban when parking garages span entire blocks and buildings have no windows facing Biscayne Boulevard.

When we go vertical we need to require major infrastructure, sidewalk, and park enhancements and additions – otherwise why go vertical if it’s unlivable?

Depends on where you are in Edgewater and where you’re going. There are some side streets, they just don’t extend through the entireneighborhood.

Do you figure the 58 residents who live here are going to be as concerned as you are?

My bet is, that if you are person who has does well enough in life to live here, with a Carbone and a Sadelle’s in you lobby and a helipad on you rooftop lounge, your friends will have to worry about the traffic and gridlock.

I agree. I think this is the most refined tower in South Florida. I’ll even say that it surpasses Zaha.
If it keeps to these renderings, this will be the nicest residence tower in Miami and Miami Beach.

It liked it. I mean, the redesign isn’t bad, but looks I’m not a fan of when any building becomes boxier. It’s now a Steinway Tower knockoff, only without the elegant articulation and instead there’s a life jacket wrapped around it.

Nothing about this building looks like 111 W 57th St (or Steinway Tower as you are referring to it). If anything it looks slightly inspired by Bentley Residences in Sunny Isles.

I actually have lived next to 1000 museum since it went under construction, and it’s still my favorite building in miami. I see helicopters take off there pretty frequently. Sometimes a few times on the same week, an definitely a few times a month. I was initially concerned about the noise, but to be honest you hardly even hear it with the normal city noise, other than for a few seconds after one takes off and then they are gone. Far less annoying than dealing with the traffic from a heat game or a Marc Anthony concert. let’s GO HEAT!!!

There is a 50ft setback requirement for any waterfront property requesting any modification to the property. That goes for the Baywalk or the Miami River Greenway.

Edgewater needs a “neighborhood” development to make it feel less like a collection of high-rises and more like a neighborhood with a center of gravity. Kind of like what Mary Brickell Village did to Brickell or what the new CocoWalk did to The Grove.

Yes and City Place in West Palm, which Ross Related built. Now the macys is a brickell-style high rise and the movie theater is closing…. It’s sad to see the neighborhood centers being replaced, but it seems like they were built with the aim of going bigger and will hold onto their organized original design that allowed them to grow with some cohesion and community center.
