Construction Permit Filed For 31-Story Modera North Bayshore In Edgewater

A construction permit application has been submitted for Modera North Bayshore in Edgewater, according to Miami Building Department records.

The initial submission date was June 5, with fees paid on August 9. It is now awaiting the full plan filing before review begins.

The specs listed on the permit match those filed with the Urban Development Review Board in June. The board voted 5-0 in July to recommend approval, with the condition that the developer consider “adding an entrance and on N Bayshore Drive to create more of a presence along that frontage.”

The construction permit lists an estimated hard construction cost of $101 million. MCRT Florida Construction LLC is listed as the contractor.

Modera North Bayshore is planned to rise 31 stories, or 340 feet and include:

  • 275 multi-family apartments
  • 363 parking spaces

Corwil is the architect.

Across the street, demolition and construction permits are being processed for the 56-story Edition Residences.

It’s a shame that this developer outbid you and put their money where their mouth is.
I’m sure that your proposal and offering price was a close second.
Just buy another site. There are plenty of opportunities in Edgewater.

Just keep building in Edgewater. Even start doing more low rises. This neighborhood has so much potential it just needs to be filled in and have more commercial space so it’s more walkable.

The bay walk will truly connect it since some streets west of biscayne blvd dont have connecting streets going all the way south.

“Create more of a presence?” Please, it’s a box with a step in the balconies… A beautiful old estate used to exist on this site not to long ago. Awful design for it’s location and relation to the beautiful Paramount that opens to the bay.

No harm, no foul but your facts are not correct. It was an old church and parking lot, the estate you speak of was in front of Paramount until it was accidentally destroyed during Paramount’s construction
