Construction Permit Filed For 73-Story, 835-Foot Tower At Baccarat Residences

A construction permit has just been filed at Baccarat Residences in Brickell, revealing the height of the tower.

According to the March 16 filing, Baccarat Residences will rise 73 stories, or 835 feet.

The tower will have 352 residential units and a 10,000 square foot restaurant, the permit states.

Construction cost is estimated at $241,612,503, with John Moriarty the contractor.

Review of the permit has not yet begun, since the actual plans haven’t yet been filed.

There is a separate permit for a 47-story, 506-unit apartment tower on the site which was submitted in December 2020 and is now nearly approved.

The tallest condo tower currently in Miami is Aston Martin Residences at 816 feet. The only taller building is Panorama Tower at 868 feet.

In an email sent this month, the in-house brokers for Baccarat said the project reached 62 percent sold in 6 months, making it the “fastest selling tower in Brickell.”

Courts require some requirements, wall thickness, elevator requirements, etc, etc. It’s not the same as just building a condo tower guys.

its a civil courthouse, so no.

The Gerstein is Miami’s criminal courthouse. The new one being built is civil and probate (and no, probate does not mean criminal probation).

Don’t pay attention to the morons on here…it is the FL education system. No thinking allowed. Not saying it may not be more expensive than necessary (wouldn’t be the first for BOTH govt and private construction), but the fact that they think such a building is the same as building an F-ing condo is beyond stupid.

stop your non-sense. The level of detail of a courthouse is mind-blowing, millwork, IT, security, cameras, interior configurations, space heights, sound transmission, etc. A hospital is the same. Agreed.. pretty sure the cost includes service and maintenance on the building and all furnishings for the court rooms and offices/facilities which ordinarily wouldn’t be included in (empty) condo units.

the tower on the east side. the one that will sit on brickell ave.. its missing in the pictures. Do we have the original site plan pictures anywhere with all the towers? Would hate for any buyers not to know that towers are getting built there.

might be because existing Brickell on the River is up against the west façade. This shot somehow deletes the existing 66-story Aston-Martin on the river, and even the Tequesta Family statute and bridgekeeper house on the bridge. Of course the other planned towers (part of the same project) don’t appear here as they would block buyers’ seemingly unobstructed views. Salespeople just erase inconvenient stuff.

Don’t be surprised. Baccarat Residences in New York is a simple glass box with a little exterior flourish on its sides. This exterior design is actually much more complex.

At least the NYC tower has interesting materials. This is literally just a recycled proposal from 2015 after Related fired Pelli Clarke & Partners, a competent architectural firm and of City National Bank Tower and Arsht Center, fame.
