Construction Permit For Midtown 7 In Process

The construction permit to build the Midtown 7 building planned in Midtown Miami is now in review again.

Construction permits typically require multiple review cycles before they can be approved.

This is the fourth cycle of review for the permit. The process began in July 2023, and the last review cycle was completed in January.

The building was submitted for UDRB review in September 2022, and a utilities deal was completed in October 2022.

Midtown 7 was approved by the FAA last year for a permanent building height of 352 feet above ground, or 367 feet above sea level.

The building is planned to include:

  • 389 residential units
  • 28,000 square feet of ground floor retail space
  • 501 parking spaces

AMLI is the developer. Arquitectonica is the architect.

Midtown needs a commuter rail stop, better connectivity to Wynwood, and crowning tower over a park where available land does not exist.

Midtown’s connectivity to Wynwood can be achieved through the Wynwood Norte area, what’s critical there is that LLA does not take over and they build small apartment complexes there which can quickly convert the area from run down older homes to an active urban village. If they try to build massive high rises in that corner, it will take decades to become connected to Wynwood. Commuter rail train would be good but rapid transit in such a populated area would be better

I’m curious.
Why does it NEED parks.
When I go there, my own eyes see hundreds of happy people walking around, busy retailers, and a nice community.
AMLI, a national housing developer, probably sees the same thing with their eyes.

That is why intelligent builders with decent vision keep building housing. That is why the USA’s #1 retailer wanted a presence there.

Is it possible that some people WANT a park (not need)?

If parks are highly important to them individually, they can move up to a neighborhood that has more parks?

As for the neighborhood overall, my eyes, and in the eyes of some of the top real estate minds, they are building with or without parks or new Metromover or Metrorail stops.

Should definitely include some more retail options but also maybe an entertainment complex, movie theater, bowling, something along those line would be a nice addition to the area. The original midtown plans from eons ago had it included but in a different area.

Side note: put the trees back in the lot between target and midtown 2 please.

This would be great. I may be imagining things, but I think a special movie theater was planned here at some point. Along with a Walmart. It would be great to get better retail in Midtown in general.
