Construction Permit In Process For 289-Unit Wynwood Urby, Contractor Named

A construction permit is now being processed for Wynwood Urby, according to Miami Building Department records.

The permit was applied for in May, with the full plans filed on June 27 and now in review.

The hard construction cost is estimated on the permit at $69,800,000. Beauchamp Construction is listed as the contractor.

The project was first reviewed by the Wynwood Design Review Committee in April 2022.

A total demolition permit to clear the site was applied for last July. Then in August, a utilities deal for water and sewer was signed.

Wynwood Urby is planned to include:

  • 289 apartments
  • 8,000 square feet of full service restaurant
  • 9,200 square feet of retail
  • 1,450 square feet of office
  • 193 parking spaces

Urby is a joint venture between David Barry and Brookfield Properties.

Amsterdam’s Concrete is the design architect, with 5G Studio the architect of record.

When is Wynwood getting a grocery store or market. Surely there must be enough housing density existing, under construction, or planned to warrant 1 or 2 directly in Wynwood?

Probably going to be awhile… We still don’t have a Trader Joe’s or wholefoods in Brickell with all our population.

There’s a Whole Foods almost abutting the river in downtown and they’re building one Edgewater. You think a third is necessary in Brickell?

We really need some good grocery stores here in Brickell. We want to be able to walk to them instead of driving over the bridges. Right now, we have three Publix stores, but they’re not even that great. The bridge to downtown is a pain to cross with all the traffic, so going to the downtown store is a hassle. It would be awesome if we could get some fancy grocery stores on the south side of the river, near Brickell’s riverside area or Southside Park.

I have a feeling a lot of those apartments are half empty. Only recent out of state transplants can live there. That’s what I’ve been told. They just drive to midtown for now.

You got a Trader Joe’s and Target just up the street in midtown. I would honestly prefer some smaller bodegas in Wynwood to keep the urban feel.

bc miami city leaders dont care. They should have forced some of the developers to include commercial space specifically for markets. Ridiculous that Brickell only has 2 publix and both suck.

So… bury the power lines for a better streetscape, yet run a flyover above the street? What would be the point? You will continue to get the same boxes with parking pedestals at Metromover level, because Metromover isn’t going to make residents ditch their cars full time.

If you are unfamiliar, Miami’s urban core stretches from Brickell to the Design District. The geographical center of Miami’s urban core is Park West or “Miami Worldcenter”. Wynwood is well within Miami’s urban core.
