Construction Underway At Fourteen Allapattah, With 237 Apartments Near Metrorail

A groundbreaking ceremony was held yesterday for an apartment complex called Fourteen Allapattah.

The Allapattah Metrorail station is a ten-minute walk away, according to Google Maps.

Fourteen Allapattah will include:

  • 237 apartments
  • 5,000 square feet of retail
  • parking garage with car chargers

There will be two towers, with a 14-story building including 180 units, and a five story building with 57 units (including walk ups) connected by pool deck.

144 of 180 units in the 14-story tower will be reserved for workforce housing with the remainder affordable. That will allow the deferral of $846,360 in impact fees, according to the SFBJ.

Behar Font is the architect.

Neology Life is the developer.

Jaxi Builders is the contractor.

Berkadia arranged a $57.5 million construction loan for the project.

Can we (mainly citizens, media, and tenants), make sure that these structures are built without skimping on basic engineering please? I’m just afraid that given the narrow profit margin projects like these inherently have that there will be shananigans between contractors and county, just like Champlain Towers all those years ago.
