Construction Underway At Namdar Site In Downtown Miami

Foundation work appears to now be underway at Namdar’s downtown Miami property.

Photos show heavy foundation equipment on the site last week.

The development will add a large amount of residential units to downtown Miami. Two 43-story towers are planned on the property, with:

  • 1,394 apartments
  • 7,984 square feet of retail
  • 336 parking spaces

Namdar has been moving through approval and permitting process for the towers since purchasing it in August 2022.

A foundation permit was approved at the site of the first 680-unit tower in March 2023, with John Moriarty the contractor.

The project was also submitted to the Urban Development Review Board in October 2022, and a deal for water and sewer utilities was completed earlier this year.

Yea I walked by it on Saturday night. Looks like they are still doing piling. Added a second crane as well. On a large, tall project on a small lot it takes a lot of piles to support it.

One of the best infill projects in this area of downtown, now MDC needs to give up their unused buildings and the lot where loft III was suppose to be.

The Miami Sun Hotel should sell its air rights, and be historically restored to its 1920s appearance. A nice building to look at and more potential to build taller. A win-win.

Let’s hope it’s not! We need these kinds of parking ratios in all buildings. If you’re gonna park downtown, you should have to pay a premium.
