Contractor Selected At 2200 Brickell, Groundbreaking Q4 2023

A contractor has been selected at 2200 Brickell, with groundbreaking planned for later this year.

Ortega Construction Company will be the general contractor  for the luxury mid-rise building, a press release said.

A construction permit was applied for in December 2022, Miami Building Department records show,

The five-story boutique building, will include 105 residences, priced from $1.2 million.

Aria Development Group, Largo and Place Projects are the developers.

Revuelta is the architect, with ODA New York handling interior design.

Ortega’s projects include The Fairchild, First Street, Grand Station Tower, and Grove Station Tower.

Good to see replacement of some of the older properties on southern part of brickell ave. Now they just need to continue developing Coral Way with Multi Family and retail so you have a nice connection from Brickell to Coral Gables

They need to keep beautifying Broadway and SW3rd all the way to Coral Way, it could be a really nice village style hub a bike ride away from Brickell. They put a little tree in the roundabout, but hoping to see nicer landscaping and lighting!!!!

The southwest part of Brickell and the roads is like a premium suburb adjacent to a desirable downtown. Nothing but houses.

That’s what all of Brickell used to be. A suburb to downtown. Now downtown has expanded into almost all of Brickell except for that part.

Brickell used to be more like Coconut Grove east of Miami Avenue, and East Little Havana west of Miami Avenue (that used to be on neighborhood called “Southside” prior to I-95’s construction in the 1960s. The single-family nature of The Roads won’t be touched, although hopefully more single-story post-war junk is redeveloped for nice classical style houses with plenty of trees, and not more concrete McModerns.

South of downtown was all Southside (of the Miami River) until it all became Brickell from I95 to the bay. The area known as Little Havana is really around Calle Ocho. The Riverside area west of I95 has diversified and taking on a unique identity merging the riverwalk with historical homes and modern hip aesthetic.

Sort of long, however. It would have been nicer broken into two buildings, and little taller with terraced setbacks to offset the loss of units.

There needs to be more upscale modern urban townhomes all through this area for people who want a stand alone home walking distance to Miami’s commercial hub in Brickell.
