Demolition Of Former INS Building Underway: Here’s What Will Replace It

The former INS Building at 79th Street and Biscayne is now being demolished. It will be replaced with an apartment complex, according to plans submitted to the City of Miami.

Records show that a total demolition permit has already been issued by Miami’s Building Department. The owner of the property told the SFBJ that demolition is underway, and should be complete by year end.

Plans have also now been submitted for the new apartment building to replace it. Construction is planned to begin in early 2025 or early 2026.

The new 12-story development is planned to include:

  • 355 residential units
  • 34,472 square feet of commercial (including a 21,017 sf space marked for a grocer)
  • 589 parking spaces, in a hidden garage lined with residential

Stantec is the architect.

LGE 79, LLC is the developer.

A hearing before the Urban Development Review Board is planned on November 20.

Which means a better design is warranted… and not something Melo-tier with random gold rectangular panels like look like boarded-up windows after a hurricane. Like Arquitectonica, Stantec does a lot of mediocre architecture but also a lot of great stuff (see Nora Hotel in WPB).

Also, that whole area could be a nice little neighborhood with the park and the river running through it. Just get rid of the strip club

Others call it an employment center.

This is another neighborhood amenity missing in Brickell. Someone should take over one of those International Banks or 5 star luxury hotels and put in a Gintleman’s Club.

There once was a “Gentleman’s Club” across Biscayne Blvd back in the day. It was called The Playboy Club. Now long gone, it was replaced by an auto parts store.

It’s strange that a convenient location like this where no airplanes flying over gets only 12 floors yet they build skyscrapers on the beach with non-existing infrastructure. Brickell is another mystery for new skyscrapers where the existing ones are almost scraping airplanes above

Every time I go to my dad‘s house, I always pass by this building. It’s about time they demolish that I saw and replace it with something new. Now this time it’s all gonna be apartments with some retail and a grocery store. This was the INS building on 79th St. and Biscayne.

The building, is in one of Miami’s most stunning and centrally located waterfront areas. Yet, its outdated condition prevents it from benefiting the neighborhood and reaching its full potential.

Limited use prevents it from reaching its full potential, though I’m glad this feels more focused on ground-level interaction. There’s still room for improvement at the ground level, but it’s a significant step forward.
