Demolition Permit Activity At One Brickell City Centre Site

A total demolition permit for a building at the One Brickell City Centre site is back in review as of this morning.

There’s now just one correction left to be made before the permit can be approved.

There also appears to already be preparation for demolition underway at the building.

Once the building is demolished, the One Brickell City Centre site will have been fully cleared. Demolition of another office building on the site was completed last year.

Developers Swire Properties and Related Companies had announced plans for a near-supertall tower on the site.

In January, Swire said that pre-leasing for office space had not materialized as hoped. The site has reportedly been listed for sale, with Swire to use funds from a potential sale to fund two Mandarin Oriental residential towers nearby.

never enough café con leche in miami, could use more of it in the urban core ngl ever since the matcha-loving yanks moved into there.

The fact Swire and Related would rather sell this site than build a mixed-use or residential building at 8th and Brickell is crazy.

It is the peak intersection of Brickell like Flagler/Miami ave downtown.

Yet, the historical center of the city at Flagler Street and Miami Avenue has a f***king Ross.

They have a move out clause in the off chance someone buys that land and builds something.

Swire is selling.
Related backed out of that deal and took on the Citadel project.
Why?

As long it doesn’t stay a fence covered in tarp that gets vandalized with graffiti.

an urban/ temporary park is obviously too sweet of an idea at that mega intersection?
to have a fenced site for 5 more years+ is dull and lifeless.
for example …..at brickell key for decades we had that corner park available to us before this new expected Mandarin Condo rising

I really don’t want to see another picture of what would have been at this site.

The project is tall, beautiful, kinda of unique, and well integrated with the Miami City Centre. Seeing that this incredible development in the heart of the area will not materialize makes me extremely sad. It would have made the neighborhood more vibrant and added a certain dynamism. I think it’s a missing piece for Miami. Truly disappointing.

New owners doesn’t equal new building. Demolition could be to put in a new parking lot for all we know. At least that would be revenue generating.

No parking lot allowed in that site. That’s like putting a parking lot in one of the most premier sites in Park Avenue in NYC.

This is Miami – we have parking lots on primo land everywhere

Tell that to MDC, who owns some of Miami’s prime real estate along Biscayne Boulevard with parking lots, while crying about not getting enough tax dollars.

Which exact properties do they own?

I’ve never heard anyone at Miami-Dade College crying about tax dollars.

I will be shocked if this building as designed (one of the nicest ever in Miami) gets built. It will be replaced with some replica of another balcony ringed yawner.

Right?! If we have “one less please” silly ArquitectZERO designs in our City, we would all be better humans. Please stop that madness. We are now better humans without that new tower and their bland construction.
