Demolition Permit Advances At One Brickell City Centre Supertall Site

A demolition permit has now moved into the review phase at the One Brickell City Centre supertall site.

On February 13, the full demolition plans were filed with Miami’s Building Department, and active review is now underway.

The demolition permit application for a building at 700 Brickell Avenue was first created on January 20.

According to the demolition permit, total demolition of 221,243 square feet is planned, at an estimated cost of $1.35m.

Alpha Wrecking Group is listed as the contractor.

One Brickell City Centre is planned to rise 68 stories. It is FAA approved for a height of 1,040 feet above ground.

The project will be mostly office space, with a restaurant and rooftop helipad.

Related Companies and Swire Properties are the developers.

Miami could use an observatory at one of these supertall commercial towers. Hopefully soon – maybe One Bayfront Plaza in the next 5ish years.

They can still add an observation deck. Haven’t we seen renderings change? Look at Lofty. The more we spoke up – they seem to added restaurant space on the water.

This is so exciting for Miami and Brickell. We will need new development across Brickell and in the gateway area to provide quality housing and leisure for the incoming workforce. Doing so would also alleviate roadway congestion because it’s walkable. Downtown Miami will have some super talls soon!

There’s dozens of one/two story abandoned-looking crack houses in Brickell. Don’t you think if incoming professionals could live close to work in a luxury high rise there would be less cars on the road? It’s really a walkable neighborhood and I know a lot of people in Brickell who don’t have cars.

I would not want to work in Brickell if I had to drive on I95. I’d rather live in Coconut Grove as an alternative. Even North Miami to Brickell is bumper to bumper. I think more people would live in Brickell if there were more new and luxury builds. There are a lot but I found there is a huge waitlist and backlog to get in them…

I live in Brickell and commute to south Miami, but maybe with all these new office towers my company will open a Brickell office. I’m saying Brickell needs more luxury residences because office towers are going to bring more residents to the area…

That’s why we need to stop building vertical suburbs where there are no mobility options. There’s a bunch of airspace in Brickell that is surprisingly underutilized at this stage.

That sounded wrong. Workforce means a lot of things. Workforce is a mix of professional and skilled labor. I mean Brickell has a bunch of income restricted “workforce” units (maybe more than other neighborhoods) but it has a low supply of market rate units which makes them so expensive. If we have a lot of high earning new “workforce” we need to build areas and luxury builds within walking distance.

Agreed! Observation Space. And light the top of the building up at night.- Ugggg not just with a few lights. But make it super-dramatic. Miami as an image of fun and excitement. Lets add to it. Hey the former Sear Tower figured the Observation thing out and it’s a big hit. – Years ago there was a guy who trailblazed” Light up Miami… Where are you now that we need you Sir?

I guess this permit is not for the property directly to the west at 799 Brickell Plaza based on the square footage quoted. Strange but the renderings show the tower going right up to Brickell City Centre.

Super tall refers to the height, not the floor count. It’s over 1,000 feet. The reason for only 68 floors is because it’s office space, which means higher ceilings.
