Demolition Permit Filed At 1428 Brickell Where 861-Foot Tower Planned

A demolition permit has just been applied for at 1428 Brickell.

According to the January 20 demolition permit filing, total demolition of 100,762 square feet is planned, at an estimated cost of $550,000.

In its place, a 71-story, 861-foot luxury residential tower is planned, with 189 condos.

The building will have a “solar backbone,” with photovoltaic panels integrated into windows capable of generating 170 megawatts annually. It is planned to become the first solar-powered residential high-rise in the world.

The project was submitted for UDRB review in November 2022, with conversion to contracts in December and commission payments to brokers now underway.

The building is being designed by ACPV Architects led by Antonio Citterio and Patricia Viel, with architecture by Arquitectonica.

Ytech is the developer.

Brickell needs more ultra-luxury boutique buildings like this in the lower zoned 24 limit areas.

Not everyone wants to spend millions to have services diluted by a massive community in a supertall.

Brickell needs more ultra-lux exclusive mid-rises in the areas zoned lower around the Underline.

Sales have been going through the roof. It was major news in Colombia. Gorgeous tower. Together with the Cipriani project, the area will look beautiful.

As Brickell reaches buildout, time for the 1960s Point View mid-rise condominium buildings to sell out for sleek, curvy, and/or articulating towers. It’s already happening in South Brickell, and even Edgewater.

Totally agreed. I love walking over there along the water, but hate seeing these eyesore buildings along the way. This area deserves better.

There is a huge amount of lots around the Underline on the western blocks that are ripe for ultra-luxury boutique buildings. They have gorgeous views and steps away from all the action in Brickell. They are also on higher elevated land, flood less, and more private and walkable.

ACPV Architects are NOT the designers of this building!! Arquitectonica designed and is the Executive Architect!! ACPV Architects are the interior designers!! INTERIORS!!!!!!!!!!!!!!!!!!!!!!! The interiors were beautifully designed but they did NOT design the building!

Apart from increased density, what seems most likely to change the car centric nature of Brickell/Downtown is the limited traffic volumes that can be accommodated on the streets. We do not have the broad avenues that Manhattan does which are needed to handle heavy traffic. I honestly don’t see how it doesn’t come to a crisis situation for those dependent on cars for commuting.

While living and/or working in Brickell for most of 30 years, the car was NEVER the center of my daily existence. It was one of the many tools that was available.

People always find a way to adapt and adjust. If there is a lot of traffic on the exit ramp at 8:55am, smart people will leave 15 minutes earlier and avoid the traffic.
