Demolition Progress At Edgewater Site Where 635-Foot Tower Planned

Demolition now appears to be mostly complete at the Tower 36 site in Edgewater.

Developer One Thousand Group is planning a 635-foot tower on the property.

The developer closed on the purchase of the site in December, for a reported $53m.

In January, a demolition permit for a former Shell gas station on the property was issued. The permit is still active as of this morning.

Tower 36 was submitted to Miami’s Urban Development Review Board in October 2023, as a 47-story office tower.

A press release in December announcing the purchase of the property said that plans for the new tower now included branded residences and “transient options,” a variety of commercial and retail uses, a private members club, multiple food and beverage offerings, and wellness and recovery amenities

KPF Architects is designing the new tower.

I love how even in the rendering the cars on 195 are backed up trying to exit at 2B.

Beautiful building I just wish they weren’t going for branded residences for this location… I get it in certain areas like Brickell and South Beach but not Edgewater. It’d be nice to see real people actually live here not empty units that are foreign investments

Um, isn’t Edgewater like two-thirds OF “influencers” in those Arquitectonica cereal boxes? I welcome the class this tower will bring at the northern bookend to the neighborhood.

That’s the old rendering folks. The new tower is going to be residential, not office.

Well if it’s still KPF, we could still hope for something actually iconic, although I’ve seen some major disappointments from major architectural firms in this town, like HOK’s courthouse and SOM’s 848 Brickell.
