Demolition & Site Work Is Now Underway At 1 Southside Park

There’s activity at the site where Brickell megaproject 1 Southside Park is planned to be built.

Photos taken over the weekend show that demolition is now underway. County records show that a demolition permit has been approved, and a Notice of Commencement for the demo work was also filed.

There also appears to be other site work underway – possibly test foundation piles.

Developer JDS announced last month that they received a $43 million loan for acquisition and construction of the project.

The development would also become biggest ever rental project in downtown Miami and Brickell’s history – surpassing Melo Group’s 1,042-unit Downtown 5th towers now under construction. The developers said in late January that all of the 1,175 residential units would be rental apartments.

The project will also include 190,000 square feet of office, a 200-key hotel, and retail.

Plaza Construction is listed as the demolition contractor, with Brad Meltzer listed as the tradesman.

How did this project move so fast from proposal to construction? This makes other projects look like their dragging their feet.

Very nice project, do we know what the plans for the facade are? Its kind of hard to tell what those white panels in the renderings are supposed to be

Considering the architect, it will probably be as ugly as proposed.

I don’t want to hate this project. I really don’t. But when you look at the surrounding buildings on both sides of the rail, it sticks out like a sore thumb.

The proposed towers will be as high as the Panorama building on Brickell Avenue – reaching the clouds!
The existing buildings will loose views, light and value! The schoolhouse will be cornered in between those surrounding walls. This is not representing Brickell at all!

I guess the people in that little ass house didn’t want to move?

It’s not a house, it’s the historically preserved First Miami High School built in 1905 and owned by the City.

You expect him and two-thirds of the posters (e.g. “Miami winning,” “extend Metromover to X,” “Orange Man and DeSantis bad,” and “shore power” people) to know?

Most people don’t know, which is why I said what I said. Didn’t downvote, just stated the info.
