Demolition Underway At Sentral Brickell, 803 Residential Units Planned

Demolition is now underway at the Sentral Brickell property, where a project with two towers is planned.

Multiple buildings are being taken down to make way for Sentral, spanning six separate properties. Office and residential buildings are among those being demolished.

County records show that demolition permits for the properties were issued in April. Tree permits were issued on August 24.

BG Group LLC is listed as the demolition contractor.

The project is still going through the county zoning approval with Miami-Dade. That process began in mid-September 2022, when it was first submitted.

Sentral Brickell is planned as twin towers rising 43 stories (480 feet, north tower) and 31 stories (360 feet, south tower).

The project is planned to include:

  • 803 units (581 units in the north tower, 222 units in the south tower)
  • 11,137 square feet of ground-floor retail
  • 636 parking spaces hidden behind liner residential units, in an 11-story podium

Sieger Suarez is the architect.

It’s baffling that the Miami Circle signage is peeling, especially considering the prevalence of digital screens throughout the city. It’s disappointing to see such a historic attraction not being properly maintained despite its popularity among visitors.

A century ago, Biscayne Park was landfilled and had more trees after the 1926 hurricane than it does today, downtown was walkable, and the city was served by an efficient streetcar system.

They need to open up the under side of the bridge by the Miami circle like it is on the downtown side. Otherwise you’re never going to have a connected walkway. Does anyone know if our genius leaders are planning on doing this?

Yes!! I believe that is one of the final stages of the plan, we need the city to build at lease a common paved walkway and let the developers enhance or rebuild it as they finish the projects.

The plan as written is a thoughtful and sensible one. “The City” does not have to build a thing. If a private property owner wants to demo a building, or change anything about a waterfront building, that owner will pay for, and build, their portion of the Miami River Greenway on their own dime. They will build it to the exacting standards of the Miami River Greenway plan. No taxpayer money needs to be used.

Thankfully, the adults in the room were the ones at the table putting that plan together and not the “we needs”.

No we want our City to step up and at least put in the pavement and bike trails . The developers can add all the fancy amenities, like art, benches and lighting, but at least get it started so we can walk and not wait for each piece!

Took a walk there recently and I could see it gated off… I think they will open this once it’s totally connected, but the City and County could develop the river walk preemptively and let it get enhanced with each project that gets added.

I have no doubt that with the dizzying speed the City and County are attacking the Riverwalk project that it will be done in just a few years time. They are working night and day and this is TOP priority. It should only take 5 years, probably less!

Sven I read up on the plan and the doc I found is 22 years old and the things proposed in the area we are talking about have not been done. For most of us it’s all talk and no action. This plan has been around for over 20 years and balances private property rights and the obvious public benefits.
When the private property owners (Related) demo the buildings impeding the access, there will be a 50ft setback.
50ft is more than a lot of the Chicago River walkway.

I too would like to see better connections between Downtown and Brickell, with the former serving as the “spine” between the latter and Park West. However, Southwest Second Avenue ain’t it when you have massive freeway and Metromover flyovers, and an FPL substation.

The freeway near the 2nd Ave bridge, unlike those flanking Park West, possess the grandeur of a large bridge and doesn’t disrupt pedestrian activity as the freeway by downtown Brickell Bridge does.
