Developer Applies For Construction Permit To Begin Building Brickell Towers With 856 Apartments

Developer Mast Capital is quickly moving to the construction permitting stage at its Brickell megaproject.

On May 1, the developer applied for a construction permit to begin work on an apartment project at 1420 South Miami Avenue.

According to the construction permit application, the project will include 856 multifamily units and rise to a maximum height of 60 stories.

Total estimated construction cost is estimated at $310 million, with permitting fees of $868,000.

The permit is likely for the two rental apartment towers at the site, which are planned to rise 60 and 50 stories.

A third tower is also planned, with 405 units in an 80-story Cipriani Residences condo building.

All three towers are expected to begin construction by year end.

Within a year of buying this lot theyre going to start building on it. This is luxury melo status, unlike someone who has owned buildings in downtown and wynwood for over a decade.

They’re completely redeveloping it. It has been empty for more than a year now. They are converting it from apartments to condo-hotels with a Whole Foods on the ground level.

Yeah for Whole Foods, sad and depressing turning a tower with a nice curved crown and admittedly iconic “ONE BROADWAY” sign into another boring gunmetal grey and glass box.

Developer buying at the Peak. will use leverage in a private equity real estate fund structure and then write down asset and force it into bankruptcy in 2 years after rate hikes and forthcoming recession.
