Developer Applies For Construction Permit To Begin Building Brickell Towers With 856 Apartments

Developer Mast Capital is quickly moving to the construction permitting stage at its Brickell megaproject.

On May 1, the developer applied for a construction permit to begin work on an apartment project at 1420 South Miami Avenue.

According to the construction permit application, the project will include 856 multifamily units and rise to a maximum height of 60 stories.

Total estimated construction cost is estimated at $310 million, with permitting fees of $868,000.

The permit is likely for the two rental apartment towers at the site, which are planned to rise 60 and 50 stories.

A third tower is also planned, with 405 units in an 80-story Cipriani Residences condo building.

All three towers are expected to begin construction by year end.

Within a year of buying this lot theyre going to start building on it. This is luxury melo status, unlike someone who has owned buildings in downtown and wynwood for over a decade.

^^ Haha.. some people prefer something a tad more conceptual than more cigarette box buildings.

There, fixed it for you.

Haha.. someone who’s fixated on how the Melo buildings look but won’t give you a dime of his/her money to live in what he/she think looks better.

Haha.. someone who misses the whole point that people like nice buildings to look at, and a major role of government review bodies and codes is for architectural aesthetics.

Haha.. someone who doesn’t realize that we have an Urban Design Review Board and a city commission that said the designs look okay to them and he has a problem with that.

The tallest one isn’t, the two in the permitting process at the moment are Buick-tier if Melo is Chevy.

If they buy a property (s) with their own money and decide to build nothing, that’s their right.

$310 million for this 3-tower development? Seems rather low.

They call me...

You’re cotrect. The article mentions that the estimated cost is likely for just rental apt towers.

This is amazing news! I am curious though, does anyone know why there is a crane on One Broadway?

They’re completely redeveloping it. It has been empty for more than a year now. They are converting it from apartments to condo-hotels with a Whole Foods on the ground level.

Do they have to get government approval to go from rental to condo ?

Thanks for the update and I think that is amazing!

Yeah for Whole Foods, sad and depressing turning a tower with a nice curved crown and admittedly iconic “ONE BROADWAY” sign into another boring gunmetal grey and glass box.

Was going to ask if a Whole Foods might be part of new mast project then read good news here -when will this WF open?

Idk. The renderings for the refurbished One Broadway look WAY better than the current cheap appearance it has.

I can’t find any information about a Whole Foods coming there. Do you have any more info about this?

Look MAST CAPITAL, just make the garage covering with the windows the same for the other garages in the other buildings and skip the “brain look.”

And the proposed Supertalls haven’t applied for a building permit or utility deal yet ?

Of course they start with the two mediocre boxes instead of the tower worthy of this location. Sad!

You can kiss goodbye to the tallest tower, it will never happen. Sucks that a site for a 1000 feet tall be wasted like this.

I hope they start building the 80 story tower first.

Developer buying at the Peak. will use leverage in a private equity real estate fund structure and then write down asset and force it into bankruptcy in 2 years after rate hikes and forthcoming recession.

Right, remove the street parking to give Corolla more ammunition to require developers to build more parking…
