Developer Applies For Permit At Site Where 40-Story Tower Planned

LCOR has applied for a drainage well permit at a site where it plans a 40-story tower.

The property was formerly known as the V-Downtown site.

According to the drainage well permit filing with DERM, activity is planned to get underway in November 2023.

A total of five drainage wells are planned during the new construction process.

Residential and commercial uses are planned, the filing states.

In 2022, Pennsylvania-based LCOR purchased the property, and announced plans for a 40-story tower with:

  • 540 apartments
  • 14,000 square feet of retail
  • 600+ parking spaces

A previous owner had planned a 53-story tower called V-Downtown on the property.

Can this be true? It is happening at last? Is the yawning gap along Biscayne Blvd finally about to be closed in? Hooray! We’re gonna need another supermarket in the neighborhood.

Yes, we do need another supermarket in this area. There is a wholefoods being built up the street but it won’t be enough.

Pheew wait til the renters get a wiff of the north side of the old omni building.
It reeks of poop and pee thanks to homeless who squat there- quite disgusting to pass this en route to nearby Publix and wells fartgo. Is this still owned by Genting? they should CLEAN IT UP and fast.

What makes you sure it will be rental? Just because it indicates “apartments”? At 40-stories, the high-rise construction costs today, combined with higher interest rates and skyrocketing insurance premiums, will make a rental difficult to finance. By the time this gets approved by UDRB and obtains a master permit, 12-18 months from now, the costs will be lower.

Love that landscape strip between the sidewalk and street. Hopefully no one walks through it. They should probably make a law to protect it, and then make sure the police enforce it.
