Developer Buys More Land For 1600 Apartments: ‘Alternative To Brickell’

The developer of an apartment complex called River Rapids has purchased additional land, with plans to build a total of around 1600 apartments, according to the SFBJ.

In a statement, founding partner Oscar Rodriguez of developer ROVR said that “our vision for this neighborhood that is evolving into a robust community that offers an excellent alternative for those priced out of Brickell.”

The newly acquired land is 6.2 acres, located at 1701 and 1851 Delaware Parkway.

The first phase of River Rapids is already in permitting at 2750 NW South River Drive, replacing a former trailer park.

The first property is proposed to be developed with:

  • 593 residential units
  • 862 parking spaces

Two buildings are planned. The first will rise 8 stories, and the second will rise 12 stories.

The project had a hearing before Miami’s Urban Development Review Board in June 2022.

Groundbreaking for the first two buildings is planned in the fourth quarter of 2023 and the second quarter of 2024.

ROVR is the developer. Anille Toledo Lopez is the architect.

Joe Carollo has to go! He’s using millions of dollars to pay his lawyers and penalties for harassing people of Miami! He’s taking our money and using it to fund his rich lifestyle!

Nowhere near or similar to Brickell. Might as well brand it an Alternative to Doral.

This whole area is going to be called “little Brickell” or “west Brickell” in a few years

You can see your neighbor’s toilet from some balconies at Icon Brickell. It was a disaster built for it.

Good density along the river

Seems like a very nice and suitable in-fill project to me but then again, I don’t hold a master’s degree in urban planning from MIT like so many of the commenters on this website.

We need more developers creating initiatives like this! The more housing options we have close to transit but out of the urban core, creates a better quality of life that’s affordable for everyone.

Anonymous

This is a part of the core. It’s more the core than edgwater because it’s central.

Anonymous

This is factually incorrect. Edgewater is part of the urban core, by definition. This area you’re talking about is somewhat central, yes, but it’s not part of the urban core.

Marketing aside, this is a solid project that we need to see more of west of I-95 in older inner ring areas along major streets, only with retail, less parking, and Metrorail extensions.

Yes, it’s an alternative to Brickell. It’s also an alternative to Rodeo Drive. All kidding aside, l worry that this is a foot in the door for increased residential development along the river west of 27th Ave at the expense of the density of high- paying jobs as well as the economic multiplier effect of the marine industry (which is far larger than most realize.)

No, it’s Miami Gardens, which is getting a useless Metrorail extension that countless other areas could use instead, including this area.
