Developer Gets Utilities For 1,360 Apartments Steps From Miami Freedom Park

A developer has signed a deal with Miami-Dade’s Water & Sewer Department to supply a large multi-phase apartment project.

For now, the development name is listed as Palmer Lake.

According to the utilities agreement recorded this week, it will include:

  • 1,360 apartments
  • 53,880 square feet of full service restaurant
  • marina with 17 boat slips

The agreement further states that the project will be built in phases, with 330 apartments in phase 1, another 530 in phase 2, and the final 500 units in phase 3.

Lissette Calderon signed the agreement on behalf of the developing entity.

Behar Font is designing the project, with Neology the developer.

The site of the new soccor stadium & City of Miami offices, right next to the airport, will be called Freedom Park. You’re thinking of Freedom Tower on Biscayne.

Its a 900 yard walk. Less than 1/2 mile from Freedom Park offices, hotel, restaurants, and Soccer Stadium.

Google Maps says that is 3 minutes in a car from Freedom Park.
5 minutes on a bike.
12 minute walk.

Very close to the airport runways and across the street from a large amazon warehouse. Not sure what types of rent you could get at this location. Very industrial area with direct marine access to the river. Good luck to the developer but I don’t understand this location for mf.

2500 feet from metro rail and tri-rail and 2750 feet to freedom park. Seems like perfect location for someone wanting easy access to airport or metro rail to Brickell or downtown. Hopefully they can keep rents down here.

Great buildings but location for them would be better elsewhere. How about in Overtown near the Wharf or just south of Wynwood. That area is begging to be connected into the urban core
