Developer Gets Utilities For 625 New Apartments At Two Planned Towers

Chicago developer Trilogy has signed a deal with Miami-Dade to supply water and sewer utilities to two apartment towers it is planning in Edgewater.

The newly signed utilities are for two building known as Residence 23 and Residence 27. Both are already in the construction permitting process, and have been reviewed by the UDRB.

Both utilities agreements were completed on the same day.

The first tower, known as Residence 23, is planned to rise 36 stories, or 413 feet. According to the new utilities agreement, it will include:

  • 375 apartments
  • 16,500 square feet of full service restaurant

 

 

The second tower is known as Residence 27, and is proposed to rise 20 stories. According to the new agreement it will include:

  • 250 apartments
  • 8,000 square feet of full service restaurant

Exciting development just outside Miami’s urban core! Edgewater is a gateway hub located above the Urban Core, which is Miami’s prime real estate area for people looking for a developing area and don’t mind the limited walkability and transit to the urban core. You can verify this on the Miami-Dade tax appraiser’s website, where Brickell and Downtown are clearly labeled within the Urban Core zone, while Edgewater is designated as a regular commercial and residential area.

The neighborhood has a name. It’s called “Edgewater,” which is on both sides of Biscayne Boulevard.

its outside of the official Urban Core zone. It doesn’t need density as much as our RTZ zone. Do you want a city where people walk and it feels like a connected urban core, or where people go to random car focused malls in remote locations?

The liner units should continue down the podium of Residence 27, instead of the unsightly facade when the third floor openings don’t match with the second and fourth, which gives the appearance of prison windows.

Sad how Residence 23 looks better than most bayfront towers built in Edgewater the last ten years or more boxes built, under construction, or proposed in MWC (especially The Crapsby).

If you hadn’t noticed you live in the US and American football is the dominant sport and will be for a long time. It’s ok to like futbol too. We can all watch what we want and still get along. That’s one of the great things about living here.

There is absolutely no reason for Residence 23 to not have liner units in the podium… That lot is big enough to accommodate them. Its the entire block facing 2nd Avenue!
