Developer Gets Utilities To Build 21-Story Season One In Brickell

Miami Dade’s Water & Sewer Department has agreed to a deal to supply utilities to a proposed Brickell tower.

The project name is listed as Season One.

The site is across the street from the Merceds Benz Places property, where construction is underway.

According to the February 26 utilities agreement, Season One is planned to include:

  • 20 residential units
  • 60 hotel rooms
  • 2,372 square feet of retail
  • 1,437 square feet of full service restaurant

Santiago Vanegas of developer Habitat Group signed the agreement on behalf of developing entity Brickell Twelve LLC.

Season One will rise 21 stories, with a building design by architect Kobi Karp, according to the developer’s website.

BI Group USA is a co-developer of the project.

Seems like a lot of parking garage for the number of dwelling units.

It is required by code, it sucks that Miami still has these archaic requirements.

Anon

It’s not actually – it’s in a TOD so the required parking count is actually 0

Instead of parking they could just have a shuttle that goes to Miami Beach every hour.

People have cars. They need to park. Not everyone wants to be dependent and limited.

Anonymous

Don’t mind the cars, just want more impressive streetscapes, not looking up at parking garages.

I don’t think the rendering is the 21 story building with only 20 residences that the article is talking about. The rendering is showing a 30 story building that probably has hundreds of residences.

Looks like it’s made out of wood. That is so cool. Looks really cool.

laughably tall podium for such a small tower…

It’s a 10,500 sq ft lot. That is a great design for less than a 1/4 of an acre.

Well I think you guys know what I’m going to say about that podium.

I have an idea! The rounded corner could be a public vertical park with shopping storefronts, like the vessel but with some place to go and people watch along the Ave.

Magnificent design! Incredible attention to detail! Miami keeps winning!

Stunning! I wish we had more full blocks with buildings of this scale in and around Brickell. Filling the empty zones with similar developments would greatly enhance the streetscape and make Miami even more walkable!

This isn’t a small scale normal residential building. It’s a a small ultra lux boutique building for less than 50 people.

Jordan

You missed the 60 Hotel rooms bullet point.
There are far MORE than 50 people staying there on any given mo th.
There are FAR more than 50 jobs created to build and operate this building.

At least add layered textured walls behind the vertical plywood, with up lighting so it creates a nicer looking back drop—and we can’t see all those cars

This and the other dumbas building should be this height or shorter with Mercedes super tower comjng..

2nd Ave could be like Park Avenue, given location and how serene and upscale it feels to live in this area / please design the avenue with more scenic storefronts

Let me humor your lame NYC comparison… Brickell Avenue is the closest thing to and in fact, is compared to Park Avenue. However, 2nd Avenue never will, and couldn’t even be Lexington Avenue for that matter. Lexington Avenue has the Chrysler Building and what does this street have? Some uggo subsidized “affordable” mid-rises, two gas stations, and a Wendy’s…

Ace Hardware, Self Strage, Affordable Housing Projects, and a FPL switching station.

West Brickell is improving significantly, and it’s coming off a low baseline.

Brickell is finally looking complete with the more modern section around this more upscale new Upper East Side style establishment along 2nd avenue and Magnus BRICKELL and all the elite new amenities like a grade A school and new outdoors and community spaces with world class designs – It’s Brickell world.

FPL is on the downtown side of the budding river walk develop— and will be the something to the lines of the Empire State Building one day, once all other river is developed. It’s lined with a tropical canopy now – so it’s actually better than building bc it as a tropical vibe to the riverfront

There’s a gas station in Hudson Yards – people who talk smack have never been to a real city before and live in Pinecrest

Brickell ave is more like wall street with offices, 2nd seems more like park with the elegant shopping and streetscapes forming a golden age for Miami.

It has the new Mercedes Benz Places double-stacker, one of kind tallest Miami focal point—and the Wedge building and new river tower that eliminates the skyline. This is just the start… most iconic and highest above sea level location in downtown Miami

This spot is perfect for a roundabout with crosswalks, refined art, and sculptures. Adding food and entertainment for a sophisticated 30-40s crowd would create a go-to local vibe. Prioritizing space and human-scale focal points is key while keeping it practical.

The area feels exclusive yet inviting, and like seeing more elegant, high-quality spaces that locals can enjoy without the over-the-top, overpriced bachelorette-party feel.

Couldn’t they lay stone around the podium perforate it with breathing holes and carve it wirh statutes and ornamental detailing— not just vertical plywood that everyone can see through.

Remember liner units don’t require balconies — some of the most valuable units are people who want to live on floors 2-5 – 25 percent of people at least like being grounded close to floor level

It would be nice if only the rounded corner section extended all the way down to the doorway entrance, creating a more grand and inviting corner entry, with areas for landscaping and seating on balconies floor 2-6 floors overlooking the beautiful street-level taking shape here.

Like the Vessel, but attached to a destination so people can go somewhere when they reach the top.

Everything is nice and symmetrical and the podium isn’t bad facade-wide… however, as previously stated, the proportions are off for the size of podium as it relates to the tower.

It’s better than the other bare bones boxes on the street. The worst ugly eye sore is The Gallery- that box is a crime to your eyeballs. Here, at least they are trying. But this is gaudy and aesthetically tasteless execution. Kobi Karp is not very talented. But then again, who wants talent in Miami? They want quick and cheap. Overall, it’s not that bad. i give it a 7.5

It’s called Magnus at Brickell bows That’s the nicest looking building in Brickell, look at all the “luxury” buildings in Miami that have little street interaction – Magnus is designed for Brickell of tomorrow

Seems like that roadway of SW 2 Ave with one lane north south is to be a nightmare. Sidewalk parking needs to be removed and lights changed (probably MIA will do that in another 5 years).
Traffic is this West Brickell area will be a mess.

Anonymous

This area doesn’t have traffic issues. It’s where locals live who want a more upscale residence in Brickell near the action in a more quiet exclusive zone than the main nightlife and business areas

8th and 9th street and 2nd avenue should be demolished remimaginef into a grand roundable and give the landowners the land in the middle of the circle / it’s not eminent domain – it’s eminent enhance, the new plots will be transfer back tot he owners, and more valuable with the new street design!

A grand roundabout, with continuous flow and no traffic light at the busy intersection by the bridge, (while adding lights along 2nd Avenue and cross walks)
