Developer In Contract At Midtown Miami

A Miami developer appears to have a contract to purchase a piece of Midtown Miami.

Midtown One Investments LLC has entered into an Agreement of Purchase and Sale as the buyer, according to a memo recorded in Miami-Dade County records on January 4.

The Purchase and Sale and sale agreement was entered into on May 19, 2021, the memo says.

The buying LLC shares an address with Terra Group in Coconut Grove.

David Martin signed the memo in December 2022 on behalf of Midtown One Investments.

Midtown Opportunities IB LLC is listed in the memo as the seller.

The actual Midtown property in contract was not listed in the newly recorded memo.

However, the selling LLC is listed in Dade property records as the owner of the Gateway 1 site at the northeast corner of Midtown, where a zoning change was proposed in late 2021 to allow for a 48-story tower.

I really hope that whenever that central green space gets bought the developer incorporates a decent amount to public space, losing it will be a big hit as there are no parks for midtown or wynwood!

Midtown resident here. I can’t imagine a private developer would forgoe the profit selling or developing a large scale lot. The open lot fronting 36th should be kept undeveloped in perpetuity. The City of Miami should buy it and keep it for public park space.

A circle of green space is literally in the center of the development. Also, “no” parks in Midtown or Wynwood is unequivocally false.

It would be very easy for the city to transfer the development rights for the central parcel – which according to the master plan are for the depicted low-density commercial/entertainment use – to an adjacent parcel(s) and preserve this portion as Midtown Central Park which would serve Midtown, Wynwood, and the Design District. The existing Midtown “Park” – mostly a paved small horseshoe next to West Elm – does not meet this need. The rights could even be increased to ensure the proposal is favorably received. This would tremendous value to the overall development and to the quality of life of the surrounding neighborhoods. I submitted this concept in several past Miami Foundation Public Space Challenge but it was not voted up.
