Developer Planning 70-Story Brickell Tower Signs Covenant

The developer planning a 70-story tower in Brickell has signed a covenant with the county.

The covenant, which was recorded on November 4, states that the property is within feasible distance to the water and sewer system, and will be connected as a condition of a building permit.

Miami-Dade is currently in process on zoning approval for the site.

An updated version of the proposal was submitted to the county in late August.

The 70-story tower is planned to rise 750 feet, and include 464 residential units, 75,736 square feet of performing arts or retail, 653 parking spaces, and amenities, according to an updated Letter of Intent.

The plans and renderings are for reference only as part of zoning approval, the letter states. A formal filing of the plans will come later as part of a site plan review submission.

BMA Architects is the architect.

Millennium Developments of Brickell is the developer.

This project, plus nearby Mercedes Benz Place Towers, River District Quad Towers, Smart Brickell Trintowers, The Gallery at West Brickell, and Brickell Ten, sets a high standard for new block designs in Brickell, featuring huge, well-landscaped sidewalks.

Glad to see a refreshing alternative to tall, boxy buildings that limit light and views!

Creating temporary green spaces on small nearby lots, like Midtown, could hell preserve Brickell’s charm and keep it a welcoming area as new designs emerge.

Seems that now we have outside architects performing amazing new designs on the west elevation of Downtown Miami. The western edge elevation will now out shine the bay / eastern edge.

With the new RTZ zoning, the possibilities are limitless. However, some lots are receiving “partial exceptions” for increased heights up to only 30 floors or so, resulting in shorter, inconsistent buildings that lack the innovation seen in this plan for the area. The approach should be either to build to full height or to match the existing elevations, creating a cohesive skyline.

Beautiful but not very functional or profitable. Development wise, not the greatest to have your smallest floorplate at the highest selling point of the building. Where you can rent or sell the most is your smallest floorplate and all those terraces, huge exposure for water intrusion, liability and waterproofing. Overall beautiful design but not the best for development longevity and profitability.

This block between this and Mercedes Benz Places will be one of most coveted blocks in Miami for celebrities, who prefer to be a breathe away from tourists, mostly celebs and locals.

It’s one of the top 5 most important blocks in Brickell, and could be most valuable if done right, even more than water with right vision.

The developer should reconsider their design to fit two towers and then utilize live local so they can provide the West Brickell area with competitive market-rate apartments and housing for locals making 60-12% AMI. Live Local shouldn’t mean you get a subsidized home in a trendy upscale neighborhood. It’s meant to get lower paid workers apartments in shit locations that are somewhat near their jobs in nicer ones so that they don’t have to drive their 20 year old Ford Fusions any further than they will make it.

Yes, there is a need for incentives. While new height allowances enable better-quality buildings and infrastructure, many older buildings in Brickell remain limited by outdated restrictions, making critical upgrades from this highly desired area costly. There are affordable housing options throughout West Brickell.
They can still use Live Local for the tax benefits and the accelerated approvals, but they do not need to max out the density on that land.
