Developer Signs Utilities Deal For Office Building At Former Triptych Site

The owner of the former Trpitych property across from Midtown Miami has signed a utilities agreement.

The deal with Miami Dade’s Water & Sewer Department is dated August 30, but was recorded on September 20.

According to the agreement, the new project will include:

  • 224,992 square feet of office
  • 12,858 square feet of full service restaurant

Nelson Stabile signed on behalf of developer TIL 3601 Owner LLC.

In May 2022, multiple reports said the property had been sold to a partnership between TriStar Capital, Integra Investments and LNDMRK Development.

At the time, the developers said the new project would be 20 stories and have around 250,000 square feet of leasable office space, along with ground floor retail and restaurant space.

When I found this site when it was called ex miami, this project was being talked about. Finally that lot will be developed. Design Distract has an office tower going up two blocks north.

Yes, the DD will benefit from the development of this plot. I hope the new design complements the area with an avant garde design.

I always thought Triptych was a really cool design for this area. I can’t wait to see the area developed. It almost acts as an entrance to the Design District.

This and the tower across from eve will better link midtown and design distract. The NE 2nd Ave development on 43rd st will expand it more North.

You must be joking or blind. Even an Arquitectonica cereal box looks like the Taj Mahal compared to this cluttered mess that thankfully never become the gateway to the Design District.

First thing that needs to happen is the entrance/exit from 195/112 needs to be re-done ASAP. Traffic is horrendous in either direction.

OKO, Steve Ross, and Ken Griffin beg to differ. If anything we need more, like that MWC Hines tower and World Trade Center of the Americas resumed.
