Developers Announce Early 2022 Groundbreaking For 1M Square Foot Wynwood ‘Destination’ Project

Developers L&L Holding Company and Carpe Real Estate Partners  have announced they have completed the acquisition of a three-acre assemblage in Wynwood and they will soon break ground.

Groundbreaking for The Wynwood Plaza is now scheduled for early 2022, the developers said in a press release.

The project will become a Wynwood destination with over 1 million square feet of office, residential and retail, they said.

The Wynwood Plaza will include:

  • 266,000 square feet of office space
  • 509 rental apartments
  • Indoor and outdoor dining and shopping
  • Landscaped 25,000 square-foot outdoor public plaza
  • Parking garage with 668 car spaces and 954 bike spaces

“This project is already generating a tremendous level of excitement. A number of the world’s most creative companies have already expressed strong interest in establishing Miami offices here,” said Erik Rutter, Managing Partner at Carpe Real Estate Partners.

Carpe is the developer that built the recently completed Oasis in Wynwood, which includes offices for Spotify.

The city approval process is now in the final stages, with construction to begin thereafter. Opening is scheduled for 2024.

Location is perfect.

Bad location.

Not perfect. It has no access to I-95. Traffic in all directions is terrible and getting worse.

Head east on 29th street, turn left on N Miami, there’s an expressway entrance at 36th.
I’d call that good access.

Now just needs a street designed for people. Shade trees, bike lanes and less speeding cars.

Fewer speeding cars will only be accomplished through aggressive traffic enforcement. So far it’s gotten better in the year I’ve been in Miami, but the 0-60 between stoplights crowd needs some strong incentive to modify behavior. It’s not really just speeding, but also what could legitimately be considered reckless driving. It’s also probably not an accident that my Citizens app sends me almost daily records of “hit and run” situations. Those were a real rarity in Manhattan.

Hard to do when some people on here coom over a Metromover extension, ruining any street potential for people, except maybe homeless taking a sponge bath.

All office space is going to Overtown and Wynwood. Miami World Center can’t get any for the life of ’em. Shame.

Hopefully the city makes the right decision soon to extend Metrorail to serve the north corridor into Edgewater, Midtown, DD, and Wynwood so this isn’t a problem in the future. Every neighborhood should be accessible by efficient transportation.

Midtown is east of North Miami Ave

Midtown is part of Wynwood in the same way that the Design District and Morningside are part of the Upper East Side.

Wynwood had a head start… MWC is the early stages.

Miami Worldcenter started 15+ years ago. But the MWC speculators were all novices and it has always been a mess. MWC is only 16-20 acres. Wynwood is 225 acres.

Wynwood didn’t start from a clean slate and expect cream of the crop, but gets rotten milk (i.e, The Crosby).

Literally two blocks away from the FEC tracks and potential for a Coastal Link stop, and 668 parking spaces?
