Developers To Partner On 3 Towers At ‘Iconic’ One Brickell Riverfront

New details have been revealed for the “iconic” One Brickell Riverfront, which is already partially under construction.

Newgard Development Group said in a press release that Two Roads Development has joined as a partner on the development.

The developers are working on a master-planned project with three towers.

The first 44-story tower, known as Lofty Brickell, is already under construction. More than 94% of its planned 362 residences have been sold.

In total, approximately 2 million square feet is planned to be built, with a combined value of $1.5B.

“Newgard’s foresight in creating a self-sustaining urban enclave within Miami’s core is something we are excited to be part of,” said Two Roads Development Managing Partner Taylor Collins.

“One Brickell Riverfront will feature distinct, yet harmonious towers, enhancing the city’s skyline. We look forward to unveiling more details as the project progresses.”

The project team also features landscape architect Urban Robot Associates, general contractor G.T. McDonald, and Cervera Real Estate as the exclusive sales and marketing partner.

I hope the City and County can extend the underline to downtown Miami via 2nd Avenue, or at least keep it going north, fully connected, in some capacity.

Brickell is in downtown.

The Miami River Greenway is on the north and east side of the Miami River.
The Miami River Greenway is on the south and west side of the River.

Anytime a private property owner wants a variance, or any change of use along a Miami Riverfront property, that owner is required to provide 50 set back from the waterline.

Thankfully, the government cannot just take property from individuals or their businesses.

The Miami River Greenway is an award winning National Model for how private property owners can enhance their own value and the community value.

Eminent domain is the government’s legal power to take private property for public use, provided the property owner is given just compensation.

This power is typically used for projects that promote economic development, like this, and may include roads (river walks?), schools, or utilities, and is governed by the Fifth Amendment of the U.S. Constitution.
