Developers Form Partnership To Build One River Pointe

A partnership between two developers has purchased the One River Point property, with plans to move forward with development, according to the SFBJ.

ORP Partners LLC paid $58.5 million for the site and development rights from Kar Properties and Shahab Karmely.

The new company is listed as being managed by Edgardo Defortuna. According to a statement, it is a partnership between Karmely and Defortuna.

Defortuna said in a statement that his company is “extremely bullish on the market and on the future of the Miami River.”

“Edgardo and I are excited to realize the original vision and fine tune the details to take this project to the next level together,” said Shahab Karmely.

One River Point is planned as connected 66-story towers designed by Rafael Viñoly, with a combined 300 units.

The project was resubmitted to the FAA on August 30 at 788 feet above ground, or 797 feet above sea level, records show.

San Antonio has that riverwalk but MiamiDade county has Miami Beach and other beaches.

The beaches in MiamiDade eclipses San Antonio’s riverwalk by leaps and bounds.

you know…i always loved this design…could visualize what it would be like to be in the club on the top level looking out at skyline…and the residences look as though they are walls of glass…i really hope this is built as planned and not engineered to save money somehow

This development will have the most bonkers penthouse units if built as-planned.

The two penthouses each have 14,000 sq ft of interior space across two open floor plates (allowing for custom floor plans) plus 7,000 sq ft of outdoor space, including massive pool decks with views of Brickell and Biscayne Bay.

Can we get a large fixed bridge or tunnel somewhere between downtown and Brickell? These draw bridges were not designed for this century and clog traffic.

Didn’t an infrastructure bill pass? The feds should be sending money into Miami ASAP with the amount of growth here.

I saw Pete Buttegeig recently discuss $19.5 million in infrastructure spending to heat the roads of Berlin, New Hampshire. I’ve never heard of this place so it seems like a lot of spending just to heat roads.

I also don’t know of any resources being sent to update infrastructure in Miami – and hope there is some coming given the list of projects selected:

Totally agree. Coming from Brickell to downtown is pretty much a disaster, if not metro mover. River needs to be taken care of. More crossings between.

I almost bought a river-facing unit at Mint last year and my realtor tried to convince me that this new building either wasn’t happening or was a long way off. So glad I trusted my instincts.

I bought a river facing unit at the Wind back in October. Considering that there are also plans for new buildings on the downtown facing side of the building too, I’m still happy with the choice.

132 stories and only 300 apartments? $60m site acquisition, maybe $600m plus of construction costs. That’s a big bet that this location can demand starting prices of $2mm minimum. Beautiful project, but with that amount of units for that number of stories, it’s a large project for only ultra luxury.
