Developers Form Partnership To Build One River Pointe

A partnership between two developers has purchased the One River Point property, with plans to move forward with development, according to the SFBJ.

ORP Partners LLC paid $58.5 million for the site and development rights from Kar Properties and Shahab Karmely.

The new company is listed as being managed by Edgardo Defortuna. According to a statement, it is a partnership between Karmely and Defortuna.

Defortuna said in a statement that his company is “extremely bullish on the market and on the future of the Miami River.”

“Edgardo and I are excited to realize the original vision and fine tune the details to take this project to the next level together,” said Shahab Karmely.

One River Point is planned as connected 66-story towers designed by Rafael Viñoly, with a combined 300 units.

The project was resubmitted to the FAA on August 30 at 788 feet above ground, or 797 feet above sea level, records show.

About time it gets some movement. North bank of the river needs to catch up to south bank.

The North Bank at least has a riverwalk.

I would trade 5 mega skyscrapers for a decent riverwalk like they have in San Antonio

San Antonio has that riverwalk but MiamiDade county has Miami Beach and other beaches.

The beaches in MiamiDade eclipses San Antonio’s riverwalk by leaps and bounds.

We should be able to have a decent riverwalk in addition to our natural beaches. Shouldn’t be one or the other.

you know…i always loved this design…could visualize what it would be like to be in the club on the top level looking out at skyline…and the residences look as though they are walls of glass…i really hope this is built as planned and not engineered to save money somehow

I hope the design changes to something with more curves and articulation.

It looks like every other twin tower box design. Its neighbors are move iconic, and have aged well from the last boom.

This development will have the most bonkers penthouse units if built as-planned.

The two penthouses each have 14,000 sq ft of interior space across two open floor plates (allowing for custom floor plans) plus 7,000 sq ft of outdoor space, including massive pool decks with views of Brickell and Biscayne Bay.

Floor plans are available on the One River Pointe website.

Can we get a large fixed bridge or tunnel somewhere between downtown and Brickell? These draw bridges were not designed for this century and clog traffic.

Didn’t an infrastructure bill pass? The feds should be sending money into Miami ASAP with the amount of growth here.

I saw Pete Buttegeig recently discuss $19.5 million in infrastructure spending to heat the roads of Berlin, New Hampshire. I’ve never heard of this place so it seems like a lot of spending just to heat roads.

I also don’t know of any resources being sent to update infrastructure in Miami – and hope there is some coming given the list of projects selected:

Totally agree. Coming from Brickell to downtown is pretty much a disaster, if not metro mover. River needs to be taken care of. More crossings between.

I almost bought a river-facing unit at Mint last year and my realtor tried to convince me that this new building either wasn’t happening or was a long way off. So glad I trusted my instincts.

I bought a river facing unit at the Wind back in October. Considering that there are also plans for new buildings on the downtown facing side of the building too, I’m still happy with the choice.

Hopefully the plans stick with the waterfall component, it would look beautiful facing the river.

Love this design just wish it was 200ft taller so it would stick out more

It doesn’t need to be 200′ taller. This is an extremally impressive building.

132 stories and only 300 apartments? $60m site acquisition, maybe $600m plus of construction costs. That’s a big bet that this location can demand starting prices of $2mm minimum. Beautiful project, but with that amount of units for that number of stories, it’s a large project for only ultra luxury.

Gorgeous tower. I love Viñoly’s designs. They tend to be minimalistic and elegant. Very happy to hear project isn’t dead

Wish this was planned to go up by Brightline’s Miami Central Station on the old Miami Arena site. This is the kind of project that would look and turnout awesome there!

Yes, I know that, but none of them have the connecting design at the top like this project has.

None of the designs have been released…….

And you expect whatever design you’ll see of that project to have a connection at the top like One River Point?

I think the chances of this actually being built now has increased dramatically. Hopefully it isn’t value engineered to the point where it loses all of its uniqueness.

But it’s not really gated as long as you’re on foot. They do absolutely no checking of who comes in and out unless you’re in a car.
