Dezer: Sunny Isles Trump Condo Towers Will Get A Nice Bump In Value

The Trump condo towers in Sunny Isles are about to see a big boost in pricing, according to developer Gil Dezer.

Dezer told the Herald that he is “sure” that owners in the Trump towers will enjoy “a nice bump in value,” now that Donald Trump has been elected president.

Six condo towers in Sunny Isles bear the Trump name, including one condo-hotel. All were developed by Dezer, who licensed Trump’s name.

Related Group’s Jorge Pérez told the paper that he had to reassure clients that there will be no new visa or property ownership restrictions under the new Trump administration.

Don’t expect to have many wealthy Latin America, gay, or African American buyers. Perhaps Dezer is counting on Putin and his cronies.

who told you that? Trump??? the biggest CON ARTIST of all time. just take a look at the new cabinet he’s forming…mike pence, pam bondi, rudy guiliani, steve bannon….the most homophobic group of people i’ve ever seen near the white house!

It’s tough to say. Some foreigners may want to buy as investment properties out of a misguided sense of prestige, as may some Americans. But it’s probably more likely that a more overtly xenophobic America, particularly as it plays in their foreign media, will turn them off Trump and America more generally. If you’re a wealthy Brazilian or Mexican or whatever, it might just become deeply uncool to buy in Miami, and straight up shocking to buy Trump-branded.

Then there’s the larger investment picture. With Paul Ryan set to run the country and Trump set to appoint a group of radicals to the cabinet, the flat-earthers are finally off the leash. We could be talking anything from flat tax to national sales tax. It’s risky in a way that should do great harm to economy, as investors wait to see what the fuck is going to happen. Still, for the risk takers and as the pace of wealth concentration shoots up, it’s possible that some of the people benefiting will buy in this Trump-branded property.

Even if the Republicans don’t tank the economy again, you have to imagine that the sure immigration tightening will hit the Miami real estate pretty hard. Trump’s main immigration guru (Sessions) says that legal immigration is more harmful than illegal immigration, and there are all sorts of tools they can use to make it difficult for foreigners to come here. Exorbitantly high fees, short duration limits, changes to prohibit foreigners from owning real property – the sky is the limit. Why would you want to buy in a place that you knew you or your kids could never stay long term? This will harm the overall real estate industry, and the only way it helps a Trump-branded property is if the effect builds such goodwill among those benefiting that some of them decide to purchase there instead of somewhere else.

Then again, maybe Trump will have a falling out with the congress before the inauguration and decide to retain the entire Obama cabinet, just out of spite.

I don’t believe that a majority of the purchases in the Branded/high-end buildings were intended to be lived in anyways. Most of branded/high-end construction in Miami/Dade is empty, funded by offshore LLC’s that are using it only to park $$. Proof: Claims for Homestead exemptions were less than 50%. You have to prove residency to get homestead exemption. Now, with the new fed disclosure laws in place for LLC’s for Dade County, It is anybodys guess how that will affect sales.

So untrue ! Take a look on how many units are in the Market, how many have a major price reductions, and the amount of time. Units there are not even selling for the price owners paid YEARS ago when they bought by the developer.
Armani have almost the same price per Sq Ft…
