Downtown Miami’s 462-Unit Monarc At Met Apartment Building 95 Percent Leased In Under Two Years

ZOM’s 32-story Monarc at Met 3 luxury apartment building has been listed for sale, less than two years after it was completed.

Monarc was developed using air rights above a Whole Foods and parking garage. The listing broker told The Real Deal that it could sell for over $200 million.

There are 462 apartments, and 95 percent of them are now leased, brokers say. The building opened in November 2016.

Rental prices are around $3 per square foot, placing it in the luxury category.

Total and complete waste of prime real estate. That intersection on 2nd and 3rd is depressing to look at everyday.

I guess it doesn’t take much to depress you. Out of all the empty and wasted prime real estate lots that’s still downtown, you point this intersection out as being “depressing to look at every day?”

What’s on this lot is a waste of prime real estate. If it was still vacant, somebody else would have proposed something Aston Martin-tier today.
