Eighteen Sunset Announces Summer 2021 Groundbreaking After City Approves Design

Eighteen Sunset, a mixed-use project, was granted approval by the city of Miami Beach in May. The developer says they will break ground in late summer.

The five-story project will include retail, restaurant, office, and residential space.

On the ground floor, there will be a total of 15,500 square feet of retail and restaurant space. A central breezeway and cantilevered sidewalk cover will feature shaded seating areas and create seamless connectivity with Maurice Gibb Park.

Parking will be located on the second floor.

The third and fourth floors will have 32,000 square feet of Class A-plus office. It is the first purpose-built Class A office space in the Sunset Harbour neighborhood, the project’s developer says.

The fifth floor will have a penthouse residence with over 15,000 square feet of interior space, as well as a breathtaking rooftop pool deck. In total, the residence will include over 32,000 square feet of private indoor and outdoor space.

The residential penthouse is being offered for sale.

Deco Capital Group is the project’s developer, with Stephen Rutchik of Colliers International leasing the building’s office space, Sara Wolfe of Koniver Stern marketing the retail offerings, and Oren Alexander of Douglas Elliman selling the penthouse.

Domo Architecture is designing the building.

Completion is expected in 2023.

Smaller projects are always slower as they lack resources

This is a good one. I could see this being a corporate headquarters of some sorts. And since it’s going to have a penthouse on the top, it would be good for a CEO. Basically the CEO could live on the rooftop of the Office building. He doesn’t have to worry about traffic because all he has to do is get on the elevator or walk down some stairs and he’s at work.

A rich CEO wouldn’t be spared from traffic, they still would want to visit parks, eat out, shop and go clubbing.

And they show off every time they pull up in and get out of that very expensive sports car that the average person can’t buy
