Equipment Arrives At Downtown Miami Site Where Sold-Out 39-Story Tower Planned

Construction equipment arrived last week at the downtown Miami site where the sold-out District 225 tower is planned.

The developers have previously said the groundbreaking is planned in the third quarter of 2022.

Records show that a construction permit is pending, including phased foundation and vertical permits. A private provider is being used to allow for faster review.

According to a water and sewer utilities agreement signed with the county in January, District 225 will include:

  • 343 apartments
  • 2,297 square feet of retail

A parking garage is not being built.

Craft Construction is listed as the contractor on the construction permit.

Related Group, ROVR Development and BH Group are the developers.

Sieger Suarez is the architect.

Solid building with a science fiction name “District 225”. There was a science fiction movie a couple of years ago named “District” something. It took place in South Africa.

Nice looking building but how there was not a port cochere incorporated into the design is a huge miss and will result in tons of traffic build up

Absolutely true ! Between the new construction next to capitol grill ( 3 towers and no parking) , aston martin building and this one again with no parking. It will be absolutely crazy !

Possibly, and I am no expert, but if they had a carport, then possibly cars would try to valet there all day, and with no garage, will that even be available? I honestly don’t know. Just thinking that might be the reason.

Mr. Cortina, the windows that you are accustomed to from the 1980’s are much different than the windows produced in 2022.

Don’t fret or fear. The film on these windows will provide U/V Protection and be very energy efficient. Granted, 1980’s people are sure to put up some drapes and probably even put those Little Havana iron bars, but they are not necessary in the modern day.

The city doesnt allow any commercial property be built without parking. Why are these new buildings which include store spaces be built without parking? Who are the ppl buying these condos without cars? I see how u may have all your household needs delivered, but where are the delivery ppl supoosed to park to unload all your stuff? These should not get aprroved. Developers dont like losing sqft with parking spots but the city is just failing the ppl.

I’m a person buying a condo without a car and have many friends doing the same! My life has been so much better since I sold my car in 2020.

Also, you appear to be a person who doesn’t think that living in a tower next to the water is the only thing reason to buy a condo. I’ve been saying for the longest time that amenities, conveniences, entertainment, and excitement that an area offers is more desirable.
