Exterior Makeover Planned At 40-Story One Biscayne

The 40-story One Biscayne Tower – which has a high profile spot in Miami’s skyline – will be getting an exterior makeover, newly filed plans show.

According to plans filed with city planners, a screening system would cover the 12-story garage, which is currently exposed.

A mix of solid panels and vertical metal slats are proposed as part of the screening system.

The ground floor will also be upgraded with new impact glass and outdoor seating, among other improvements.

CP Group is listed as the owner, with MKDA the architect overseeing the renovation.

The Urban Development Review Board is scheduled to review the proposed renovation at a February 15 meeting.

I hope they restore the pavers on that part of Biscayne. The design is beautiful but it is horribly maintained.

Where do all our property taxes go? We wish there was more transparency. We are not seeing City improvements to the streets, sidewalks and parks, world class urban planning, or programs to enhance quality of life, but we are seeing property prices Sky rocket…

Just say that YOU don’t know what is going on. You don’t know where to find the budget. You don’t know how to read a budget.

That doesn’t mean that everyone is oblivious to how the world works.

Many people know that that the property tax milage rate has been dropping, while inflows are increasing. Many people have born witness to the substantial work to the infrastructure work in the class decade, and that many more projects are underway.

Not everyone posts ad nauseum with such certainty and such ignorance of subject matter combined.

We respect and honor all the work that has been done and is being done. A lot of people have not lived here that long, and we have seen cities go down hill, so maybe we are cautious because of this. Maybe there is a communication disconnect. We would love to regularly hear about great work of the City and not just developer plans… we speak with many newcomer stakeholders who have these concerns and interest in civic engagement. (We don’t all have time or interest in going to meetings where people chant to be heard.)

Any scheme to hide the garage will be an improvement. As to the building itself, it is not horrible, and remember the most environmentally beneficial buildings are the ones already standing.

Why do people on this site fetishize 100 storey skyscrapers so much? Every article has someone bemoaning the fact that it’s not a super tall high rise or someone hoping that it will a super tall high rise, etc. Urban density is all well and good but for some folks it’s either a mega skyscraper or nothing.

Those size queens are probably coming from the special tax collectors in the area. More units =more tax revenue. Take everything with a grain of salt… Miami is starting to have a vocal local community who will ensure a more balanced and thoughtful resident experience.

Mega density is good when you have a city that balanced developers interests with residents interests. If we build build build, we need to also add add add better roadways, sidewalks lighting and greenways to keep Miami a desirable place to live and work.

I prefer boutique buildings with high quality designs. They’re more VIP and exclusive. The taller buildings are a pain to get in and out and you never know who is visiting and making a party of their stay.

I love the current design. And it is so much a part of our skyline. Not happy with the design. I understand they want to do something to “hide” the parking lot but what they are proposing messes with the balance of glass and concrete that the building has now.

Not at all. Dark greys and black make the city look more aesthetically pleasing to the eye and give a Northern US city vibe. Not everything should look like a foreign land in this city. We are trying to be a 1st class city here and people like you always love to impede progress.

I agree with you too. Love the grays and elevated northeast touches in Miami, but he has a point. This is a lot of black screen, maybe a more earthy burnt umber tone woild look more appealing or a French Riviera white and black stripe.

I am actually surprised there aren’t more black buildings in Miami. This particular office building was built in the 1960s and if I recall was the only “tall” building on the Miami skyline back in the 1960s/1970s. It is a Miami original. In Chicago they have the Sears tower and it too is an all black skyscraper. What we could have done with this city to make it like the NYC of the south is now an after thought.

The antenna is really a standout feature on this tower. It’s not part of the Buildings original design and bit industrial in appearance it compliments it for some reason. There’s a reason it’s still standing, surely I’m not the only one that actually likes that mast up there.

I think the metromovers are beautiful compared to the parking lots. There are so many ugly parking lots under our elevated infrastructure that needs to be repurposed to green space and parks.

This tower plays a nice roll in the history of downtown Miami’s development. It would be a crime to demolish it for some 100 story hyper expensive vanilla stucco condo tower.
