FAA Approves Height Of Mixed-Use Project At 3333 Biscayne

The FAA has just issued approval for the height of a project proposed at 3333 Biscayne.

The approval letter was sent to Miami Edgewater JV LLC with a Denver Colorado address on February 6.

A structure height of 481 feet above ground was approved, with a total height above sea level of 491 feet.

The 3-tower mixed-use project had a hearing before Miami’s Urban Development Review Board in November, which voted to recommend approval.

Three towers are proposed:

  • East Residential Tower (41 stories, 473 feet)
  • North Residential Tower (40 stories, 462 feet)
  • West Office Tower (12 stories, 212 feet)

The combined project is planned to include:

  • 635 dwelling units (including nine townhomes),
  • 156,989 square feet of office use
  • 19,180 square feet of ground floor commercial uses
  • 1,210 parking spaces, in an 8-level garage

I am begging any city, county, or state employees reading this to add more signaled intersections along Biscayne Blvd from 29th to 33rd or to extend the timing on the only 2 existing lights at 29th and 33rd because it is impossible to leave your condo east of Biscayne Blvd with the high occupancy of tens of thousands of units built over the last 5 years.

Third World Infrastructure w First World Buildings

This is true. And this is a basic infrastructure issue that is not difficult to solve.

Again, the difference between Miami’s high end private developments and public infrastructure is staggering.

Good luck we need this in Brickell too all East of I95.

Try driving west of I95, two way roads lead you into one way roads going the opposite way with kk signals or signs. We need lots of help for our roadways, not just pavement but actual urban planners

Try, just once, to comment on a project without saying “THISSHOULDBEINBRICKELL”
You’re really bringing down this site. Just stop…

Beautiful project, lots of glass! This will bring density and mixed-use inland for Edgewater, like some were discussing yesterday. More like this will help Edgewater become a neighborhood and not just separate high-rises.

Anything east of I-95 that is less than 600 feet shouldn’t need FAA approval. This excessive bureaucracy is ridiculous.

100%. Come up with a map of maximum heights for every area, similar to a zoning map.

Um, zoning has height limitations so Miami doesn’t look like Houston or Jakarta.

This is exactly what Edgewater needs. A combination of office, retail and residential.
So happy to see this coming to fruition. Get the shovels ready.

Nice development creeping its way toward Biscayne Blvd.

Is there another mini office market in North Edgewater / Design District? Seems like there is a decent amount of office space coming to that area

I guess we’re stuck for decades with the nearby Walgreens, and for the very low expectation Miami, the suburban style Taco Bell and Pollo Tropical are tolerable. But that McDonald’s with the drive- thru right on the Boulevard has gotta go.

The towers and surprisingly parking podiums are solid. The office building is hideous.

We don’t need a mass transit system on the Biscayne Corridor

Metromover, no. Metrorail or a streetcar, yes. Even test the waters with Coastal Link.
