FAA Approves Heights Of Six Towers At One Brickell, Auberge Residences

Six Related Group towers were approved today by the FAA. They include:

  • One Brickell, Tower I (832 feet above sea level, 828 feet above ground)
  • One Brickell, Tower II (639 feet above sea level, 635 feet above ground)
  • One Brickell, Tower III (881 feet above sea level, 877 feet above ground)
  • Auberge Residences, Tower I (649 feet above sea level, 646 feet above ground)
  • Auberge Residences, Tower II (649 feet above sea level, 646 feet above ground)
  • Auberge Residences, Tower III (533 feet above sea level, 530 feet above ground)

All six towers were designed by Arquitectonica.

Sales for One Brickell are expected to begin in early 2016, while Auberge will launch sales shortly. Construction on both projects is scheduled for next year.

The approval comes just weeks after a local business tabloid erroneously reported that the FAA had rejected the heights of the towers.

One Brickel will definitely happen since the area is finally consolidating as a real destination for business and soon when BCC is open it will be a tourist destination. Auberge is coming to a neighborhood that is experiencing a massive transformation and is already considered a cultural destination with the performing arts and museums. In two to three years will be walking distance from a mall, the bay, the parks, the museums, restaurants, mass transit system, and the list goes on and on. I don’t consider what is happening ‘a wave’, ‘a boom’, or ‘a cycle’; it is sincere demand for a city that is experiencing a transformation and has a great potential to become a real developed city.

While I agree with your sentiment about the city the pace at which we’re moving is a bit fast. If you look at some of the recently completed buildings 50%+ of the units are going right back on the market for sale or as rentals. Every new project that finishes is just going to push the supply higher and higher.

I think the overall demand is there in the long run but at some point the market is going to have to pause and catch it’s breath. Especially with where construction pricing has gotten. In 2016 if your a buyer you are going to be able to choose from over 4,000 pre-construction projects and thousands of recently finished brand new units that have been on the market for less than a year.

So I think by then it will be evident that we should hit the pause button so I guess its a matter of how much supply and jump into the pipeline before then.

The only thing i can criticize Related for, is using Arquitectonica in almost every project. The massive pedestal with three towers on top are getting a little too boring and repetitive.

Well, they can build something like Centro with no parking, but you wouldn’t like that either. How about a separate pedestal for parking? Nah, you probably wouldn’t like that also. Just how can they please you?

You are right, i think the fact that Centro does not have a pedestal makes it look slender, taller and totally different from the rest.

You just don’t have an ounce of creativity like all the mediocre minds that are currently leading Arquitectonica’s design. Possibilities are endless if you commit yourself to make pedestal less visually noticeable. Even robotic parking reduce the size needed for these monstrosities that by the way all cities and good architecture are trying to change.

Now, use your overly abundant “creative mind” and give three examples of what you think could be done to hide or eliminate parking pedestals?

i think auberge residences is very needed for overtown in order to fill those empty lots but one brickell should be more carefully designed because its in a prime location

Will be interested to see how One Brickell does coming on the tail end of all new construction that is happening in Brickell. If it does well that would be a big slap in the face for Brickell Flatiron if that project doesn’t happen. Their last start date (after many delays) is October so let’s see if it becomes reality.

Related plans on releasing the first tower sometime.begining of 2014

Knowing them they have the scale to be able to deliver a building in a better location than Flatriron, with great waterviews, much better pool deck, probably a hotel and great restaurants ON THE WATER.

and in order to get speed they will offer more value than anyone else, including Flatiron

Yeah, or any other project for that matter, especially since, according to you – “Related plans on releasing the first tower sometime.begining of 2014.”

They’ll be the only developers who will be able to travel back in time and construct a building for the future….(scratching my head)……

Very interesting… I spent almost 20 minutes yesterday talking with Realtors who were convinced that Auberge would not be built until the next cycle. It appears that Related is ready to pull the trigger sooner rather than later. Good for them!

this is continous trouble for Flatiron…Related will launch probably at the same prices BUT, with hitel services and freat restauranta and units with private elevators and huge pool deck facing the water….

One Brickell and Auberge are hideous projects. The aim is to sell as many of these asset storage units as possible with little care to the aesthetic and it’s impact on the surrounding areas.

I agree somehow, but they also mix residential and hotel components like nobody else. They invite great restaurants, designers, landscaper architects and add great pieces of art…at the end, their projects are hard to resist.
