FAA Green-Lights Proposal To Build Westpine Brickell At 510 Feet

The FAA has just issued a determination that a proposed 43-story residential tower in Brickell called Westpine poses no hazard to aviation.

A letter was issued by the agency on June 9 to Timothy Haskin of developer Westpine Brickell, LLC.

The FAA approved a structure height of 499 feet above ground, or 510 feet above sea level.

Plans submitted to the county in December showed that Westpine is planned include:

  • 328 residential units
  • approximately 1,155 square feet of ground-floor retail space
  • 357 parking spaces

Behar Font Partners is the architect.

You know, the “front of Brickell”

Anonymous

The prime “front” area of Brickell is currently available for sale, attracting significant interest from investors and individuals seeking to relocate to this particular part of Miami. Brickell is highly desirable due to its similarities to Manhattan, exceptional walkability, and its close proximity to numerous renowned destinations in and around the area.

One notable development in Brickell is the transformation of the Burger King into a supertall building, which is set to rise just down the street from the “front.” This exciting improvement, coupled with other initiatives, contributes to the creation of an enticing environment that showcases the vibrant attractions located within or near Brickell, such as Brickell City Centre, Brickell Village, and World Center in Downtown Miami.

Let’s unite to ensure that when people arrive in Brickell, they are greeted by a truly remarkable sight that differs from the current state. By embracing redevelopment opportunities and collaborating effectively, we can establish an appealing frontage that captivates visitors and guides them towards the main attractions within or in close proximity to Brickell, including the upcoming supertall building just down the street.

Westpine in Brickell is a welcomed contemporary addition to the area, blending well with the existing architectural style and adding new aesthetic features. Its modern design features angular balconies and geometric elements, enhancing the overall aesthetic. With 1155 square feet of ground-floor retail space, it will add vitality to the street and provides opportunities for thriving businesses. Westpine will contribute to Brickell’s evolving landscape, ensuring that it continues to be a vibrant and inviting destination. 🏢✨🌆 The inclusion of retail space will enliven the street scape, attracting new residents and boosting foot traffic in the area. 🛍️🏙️ 🎉

Agree! The Empire and Domus buildings need to be reimagined to better suit the area’s high value. We are not necessarily seeking an extravagant or groundbreaking design, but rather an aesthetically pleasing and thoughtfully crafted approach that uplifts and enhances this part of Brickell. By incorporating pops of color used sparingly and integrating subtle details, along with clean lines, a balanced arrangement of balconies, and sustainable elements, the redesigned buildings can achieve a timeless elegance that adds a touch of vibrancy and sophistication to the area without overwhelming it.

I understand that you have been referring to this area as “West Brickell” based on your perspective. However, it’s worth noting that the articles, city and county maps, and local residents and businesses consistently refer to this area as “Brickell.” This naming convention is widely recognized and accepted by the community. The blog we are currently discussing also refers to it as “Brickell.” It’s important to consider the collective consensus and use the established name for the sake of clarity and consistency. Let’s focus on making Brickell the best it can be, leveraging the resources available to us and embracing the community’s shared identity.

History did not start when your Realtor sold you a condo in West Brickell and convinced you that is Brickell.

For those who have lived, worked, and studied real estate for 20 years or more, it is a known fact, that the zoning changes at the Metrorail.
East of SW 1st Ave to Brickell Key is Brickell.
West of the DDA Boundry (not coincidently west of SW 1st Ave) is West Brickell.

It just is.

Anonymous

The boundaries of the Downtown Development Authority (DDA) were established by legislation prior to the development of Brickell and Brickell Key. These boundaries, which were defined during Miami’s segregated era in the 1950s, have remained unchanged. However, they do not encompass the entirety of present-day Brickell. Modifying these boundaries, set over half a century ago, is a complex task. Nevertheless, the DDA acknowledges the entire area as Brickell and includes it on its maps. The mission of the DDA is to integrate this area into the broader downtown Miami development plan, recognizing it as an integral part of Brickell.

Understanding the historical context provides insight into the naming and boundary establishment of that time. For example, Brickell Bay Drive was known as “Bayshore” during the era of segregation, but residents advocated for a change to differentiate it from Coconut Grove.

Similarly, if one were to adhere strictly to historic names, Brickell Key would be referred to as Claughton Island. It is important to note that Brickell Key was originally known as Claughton Island and is still recognized by that name in certain circles.

Expanding the jurisdiction of the DDA could be a means to foster inclusivity and cater to the evolving needs of the community. This expansion would facilitate comprehensive development and embrace the positive transformation of spaces such as the Underline, where residents freely walk, play table tennis, and enjoy yoga on weekends. Much has changed since the past, and it is crucial not to let historical boundaries limit our collective growth.

Why do you care if some people call it west Brickell? It is way west in Brickell next to I95, and its not nearly as nice as the area around the water. Call it Brickell West or West Brickell it certainly has a different feel than the area to the East in Brickell.

Anonymous

Before its development, most of Brickell resembled the area in question, with remnants still present throughout Brickell, including in the eastern part. The growth in this specific section has been closely tied to the development surrounding Mary Brickell Village and the Brickell Station. Suddenly introducing a different name unnecessarily limits its potential for growth and development.

The investments in this area were made with the understanding that it is an integral part of Brickell. Additionally, this section constitutes only a small block or two within Brickell and is separated from the rest of Miami by I-95 and the Miami River. Therefore, its progress depends on being included within the broader context of Brickell. Otherwise, it may encounter difficulties in thriving and progressing.

The current advancements we see are based on the shared understanding that this area is part of Brickell and will become even more connected through improvements such as the Underline, Miami River Walk, and One Southside Park, which have already had a positive impact. That’s why we should work together to ensure a connected Brickell neighborhood that grows in unity and harmony!

That was so much hot air I need an iced tea. Seriously this, “Therefore, its progress depends on being included within the broader context of Brickell”…. Not a single fact was used to explain the perception that WEST BRICKELL exists – except to say it doesn’t because we all agreed many years ago. WHAT DOES THAT MEAN TO PEOPLE LIVING THERE NOW THAT WERE NOT A PART OF THAT CONVERSATION? It’s not a neighborhood like that and this kind of self-involvement is what killed NYC and San Fran.

Brickell Resident

Ana, maintaining the name Brickell is crucial for several reasons. Firstly, the recent development and growth in this area have been closely tied to the name Brickell, with new zoning and aesthetic changes reflecting its character. Changing the name would undermine the investments made here and disregard the significant progress achieved. Secondly, the name Brickell has become deeply ingrained in the local culture, business branding, and navigational recognition. It ensures clarity and unity, facilitating communication and fostering a sense of identity and belonging for residents, businesses, and visitors. By upholding the name Brickell, we honor the investments, progress, and cultural significance associated with it, ensuring continuity and a strong foundation for the future of this vibrant neighborhood.

Moreover, in this specific part of Brickell, most, if not all, of the buildings are new and modern, a testament to the area’s ongoing growth and expanding community. These contemporary structures add a fresh and stylish touch to the urban landscape, featuring sleek residential towers and modern commercial zones. While a few buildings are currently undergoing redevelopment, the majority reflect the vibrant and modern character of this part of Brickell.

Ana, I want to clarify that I am a resident of this area and consider it my home. I also run a small business in Brickell. My neighbors, as well as my friends, also reside here. We collectively refer to this place as Brickell. We have been part of this community for a considerable period. I believe there might have been some confusion or misinformation leading you to believe otherwise. However, I assure you, after numerous conversations with fellow residents and local business owners, the consensus is that this area has always been an integral part of Brickell.

I genuinely appreciate your willingness to hear us out and address our concerns. Therefore, I kindly request that you respectfully honor our perspective and continue referring to our locality as Brickell.

I am real and being genuinely honest; otherwise I would not care to set the record straight. Indeed, we have a thriving community with numerous vibrant events where everyone actively participates in meaningful conversations, like professional networking meetups, local artisan markets, art talks, outdoor yoga, singles mixers, and HOA meetings, and we all stay in touch on a regular basis.

The Brickell area, where I reside, is experiencing remarkable growth and development. It appears that you may not be fully aware of or appreciating the diverse community of individuals and businesses that I personally know and interact with on a daily basis.

It seems that your assumptions and comments are not based on factual information, personal connections, or perhaps you may have been misled by a group of individuals from elsewhere with ulterior motives or bias perceptions.

As someone who is an active member of this community, I can assure you that your remarks come across as disrespectful and indicate a lack of understanding or representation of our area. It’s possible that you may not reside in this locality or accurately grasp the essence of our community.

Based on the unanimous consensus within our community, I can assure you that this is unquestionably Brickell.

ALSO SAYING IVE BEEN A RESIDENT FOR A CONSIDERABLE PERIOD IS CODE FOR I WAS FROM THE NORTH EAST. Please stop the madness here with North Easter People coming down to Miami and making things about the “neighborhood” They are so fake its trash talk. It aint your neighborhood no matter how long you live there you transient gentrifying liar. Let it develop into West Brickell where things are cheaper organically.

Better Brickell Opportunities

As a fellow Miami native who has personally experienced multiple relocations due to rent increases, I understand the challenges that come with it. It’s not unique to Brickell; it happens in desirable areas across America. When neighborhoods thrive and become more desirable, it allows more people to enjoy a better quality of life. This natural cycle of development also opens up opportunities for revitalization in other distressed areas.

However, it’s important to approach these changes with fairness and respect. Renaming a place solely to artificially make it affordable is not equitable to the residents who already call it home and know it as Brickell. Their desire to see their community grow and thrive should be honored.

Instead, let’s work together to foster inclusivity and shared prosperity. By creating an environment where all residents, regardless of their background or length of residency, can coexist, we can ensure a sustainable future. Embracing inclusivity and providing equal opportunities will benefit everyone in Brickell and beyond.

For the last 50 years this has been known as Brickell. You may see someone continuously referring to this area as something different but he has a motive. It doesn’t make it change.

The Courts recently struck down their districting map from Joe Carollo as being unconstitutional and said it was racially motivated. Bruno has an agenda and it doesn’t align with the businesses and residents in Brickell.

Concerned Brickell Stakeholder

The recently struck down Miami districting plan, found to be racially motivated and aimed at maintaining political power 😱, is of grave concern.

It is alarming that a certain commissioner allegedly carved the district around his personal home 🏠 and uses the same derogatory “west” labels as those who disparage the growth of the area. These actions highlight the need for a careful evaluation by the Miami Commissioners.

Brickell, a community already demonstrating a strong sense of unity 👥, requires the Miami Commissioners to prioritize the aspirations and concerns of its residents. By uniting Brickell as a single voting district, we can foster a collaborative environment to address common issues and work towards a more equitable and united future.

The judge’s ruling, which exposes the racially motivated intentions behind the districting plan, emphasizes the significance of fair representation. It is essential that the commissioners act in the best interests of the community and ensure a thriving and inclusive Brickell, where fairness and shared prosperity prevail for all in Brickell 🏙️

📢 👨‍⚖️ From the Court:

“(The) record is replete with evidence that legislators instructed a mapmaker to draw districts to comport with a “purposefully established racial target.”‘

It’s straightforward, Brickell.

While other areas of Brickell may appear advanced, they have undergone redevelopment over the past decade. The goal is to create a harmonious blend centered around City Centre, Underline, Brickell Village, and Brickell Station. The key focus should be on ensuring that future development seamlessly integrates with high-quality design and enhances public connectivity, with support provided by City and County, and ideally the DDA, although their scope may be limited.
