First Glass Installed At Downtown Miami’s 428-Unit Modera Riverside

The first glass has been installed at the 36-story Modera Riverside apartment tower under construction in downtown Miami, new photos by Phillip Pessar show.

Modera Riverside is planned to include:

  • 428 dwelling units and amenity spaces
  • 4,266 square feet of retail space
  • 505 parking spaces

Groundbreaking took place in Spring of 2022, with vertical construction beginning in early 2023. First move-ins are anticipated for August 2024, according to the website of developer Mill Creek Residential.

An additional tower could be coming soon. In September, the developers signed a utilities agreement for another 350 apartments to built adjacent to the first tower.

There’s also another major project about to begin construction a short distance away: The $185M Riverside Wharf will soon break ground, with a hotel, clubs, and restaurants planned.

It’s a hideous tower but I do like the street level design of this one

Agree on the street level design. The tower isn’t terrible for that location.

Really? Because I just saw a luxury all-glass tower proposed for OVERTOWN yesterday

This is prime river location and walkable to Brickell – it’s better than park west and all that construction.

Bad Area

Isn’t this by the downtown distributor? That area is acres of parking lots and homeless

Most Promising Area

They’re replacing them all with parks and a connected riverwalk luxury area. Can’t wait! The proximity to Brickell and waterfront all around make it the ideal spot for new luxury development.

Can you post the link to that plan?

You’re confusing it with park west and arts entertainment district

Says the guy who has no idea of what is happening now, who will be surprised in 2 years, and will proudly exclaim, “I remember when these were all parking lots and homeless” ten years from now.

Of course, the proud exclamation will be shortly after he complains about rents being too high when the people who DO know what is going on have bought real estate assets 10 years prior.

Compared to what was originally proposed to voters, it is very terrible.

Al Czervik

You are missing something important.
Property owners, own properties.

Property owners buy properties and read extensively about the “rules and regulations” that govern a piece of property.

“proposed to voters”.
can you imagine a system when voters decide what happens to other people’s properties?

You would have a legion of dopey mouth breathing, knuckle dragging, non-book reading fools who are pissed that sidewalks don’t facilitate there crooked crackhead walking style.

“Proposed to voters”.
Not a great idea. Transparency is great. Input is great. But when the mob is stupid, then progress is stifled.

Miami is, and has been growing, nicely for at least the last 30 years.

It’s going to be beautiful, especially when the waterfront towers go up.

It’s no different to the highways around park west/MWC/100 museum rea. The residential units are far elevated above with gorgeous views, and it’s something you’ll encounter anywhere in the Miami core. That’s city living. The advantages are being waterfront, the river walk, walkable to Brickell and convenience to transportation including easy interstate access.

we should follow the example of rio de janeiro’s cruise port and demolish these highways, make a huge park extending to the bay and add light rail options there.

Yeah right.
#1. Who is we?
# 2. Are your fantastic ideas contemplated with “we’s money”.
#3. Is we, me?
#4. DO I have to spend my money on stupid ideas?

I’ve been to Rio. Loved the trip when I was a 23 year old.

If it is safe to assume that the greatest capital allocators on the planet are moving to Miami, and not moving to Brazil, can we deduce that Miami is okay?
The sidewalks are pretty good.
The Airport and Seaport are pretty good too.

I still love Rio.
I am still confused as to why the idiot Brazilians who tried to rob me would have make that choice.
As a 6’1″ 210 lbs American, they should have known that I would kick their ass for them, and even if they won….they would have won $100 in cash and credit card that was almost maxed out.

Sad to see so many desperate people in such an amazing beautiful place.

Perfect offering for the area that will seed density and begin removing the homeless encampment nearby before Riverside Wharf completely revitalizes the surrounding area for good. All upside from current levels.

Very cheap building

Anonymous in the Area

It looks expensive actually. Cheap buildings don’t have rooftops and grand entrances like this, and they aren’t located this close to Brickell or the waterfront.

Does anyone know what the huge building going up in Riverside (old “east Little Havana”) will be around 8th street and 12th avenue? It’s a huge block filler and getting tall. Haven’t seen any news updates from TNM….

Anon

I work in construction. Minimal glazing. Simple box. Mostly stucco. Yeah, thats a cheap building.

Compared to what?
All the buildings on planet Earth?
All the buildings in the Western Hemisphere?
Compared to all the buildings in North America?
Compared to all the buildings in the USA?
Miami?
Compared to all the buildings in Miami’s Central Business District?

I recently toured a Multifamily apartment building in Columbus OH…
You can be in construction or you can be a dog walker…it SHOULD be clear that there are no waterfront high-rises that are cheap.

WE NEED
Of course “We Need” because if WE don’t get this handed to us then no one will ever build a 428 unit apartment building.

People like you are why Miami has a reputation for boom and BUST. Take my advice and stop being so cocky. Yes bike paths in an urban core are basic necessity

Al Czervik

No.
Whatever “people like you” means.

Thank you for asserting that thoughtful and informed people like me can move markets, but I am not that arrogant.

Thanks for the advice.
There are sure to be more than a handful of people reading your “Advice” to a stranger , and then offering cocky advice.

“Yes bike paths in an urban core are basic necessity”

Basic necessity?

So for most of my life, I’ve ridden my bike in cities without bike lanes.

Granted. Some men are not as capable, strong, handsome, and amazing as I am. So they need some help.
These lesser men need a hand out….some other kind of subsidy or some kind of welfare.

“bike paths in an urban core are basic necessity.”

In the City/county budget, should “WE” take money from Single Mothers to provide lesser men a bike lane?

Money is finite, right?
To give “WE NEEDS” a bike lane, WE NEED to take money from some other programs.
Which ones?

I say, WE NEED to teach little daisies to be men.

Be a man, and by learning to ride a bike without training wheels or bike lanes, you may change the world.

Anon

Lots of affordable housing north of Brickell too, but it’s helping brickell grow and get even nicer and making it possible for newcomers to live close to Brickell.

Deb

West of brickell is actually getting more expensive than north of Brickell. People pay a premium not to have to drive through Brickell Bridge traffic.

This will look beautiful when done. This is how you break up massing with different focal areas, while also having clean lines. See there’s a unified pattern? It doesn’t have to be completely random and jumbled like Domus Flats II.

It’s a stucco rectangle. With a checkerboard pattern.

Anon

There’s no “design” when you randomly put balconies in chaotic order. It’s not asymmetry, it’s just lazy. Balanced Asymmetry is what you’ll see here. If you don’t know how to do asymmetry right and maintain a cohesive unified design, don’t do it at all

This. The objective is to make it look like a work of art or sculpture not an AI regenerated building with jumbled balconies.

Educate Yourself

Yes. Historic brick and limestone buildings with fine craftsmanship, ironwork, masonry, and detailing.

If you think a random stucco box is “more beautiful” you’re just showing how ignorant you are.

Concrete is more attractive than brick, stronger too. New York City boasts stunning architecture, yet it also has many plain rectangular buildings throughout. For more money this would be your view in NYC
