First Glass Installed At Massive Block 55 Retail & Residential Complex

The massive Block 55 shopping and residential development in downtown Miami’s Overtown neighborhood recently had its first glass installed.

Block 55 will include:

  • 578 affordable apartments for seniors
  • 250,000 square feet of retail space
  • 1,050 parking spaces
  • 1,400 square foot police substation

Tenants that have signed retail leases at Block 55 include Target (with a CVS and Starbucks inside the store), Aldi, Burlington, Ross, and Five Below.

Foundation work for the project began in June 2021, with a foundation pour in April 2022.

The project is being developed by a partnership between Swerdlow Group, SJM Partners, and Alben Duffie.

Arquitectonica is the architect.

It could resemble Midtown and Wynwood but hopefully with a different flare so that we get a new neighborhood instead of a repeat of another.

Overtown the next up and coming hot spot ? I don’t know, Homestead is building a beautiful mixed project called City place homestead similar to City place Doral and they are also building lots of beautiful single family homes and a beautiful Brt station so I think Homestead will be the place to be

I wouldn’t call an area up and coming over a vertical slew suburban big-box stores and senior apartments, rather being within the shadow of Miami Worldcenter and Brightline, things can only get better.

The roads are a mess with drugged out people walking around like zombies. There are much nicer underdeveloped areas to focus on. Hopefully this part of downtown improves, too!

Hopefully can speed up development. Every time I go to Publix across the street I get accosted by crackheads. I even witnessed a crackhead attack a young lady one time unprovoked, but luckily police were on site.

Overtown has been changing for quite some time. Many investors have been purchasing for a few years. West of I-95, the new Make A Wish building is looking quite nicely. Many new projects are in the works. People sitting on land or old buildings which are falling apart are just waiting for top dollars.
