First Look Inside One Paraiso, As Related Passes 1,600 Closings In Miami This Year

Closings at Related Group’s One Paraiso began this month, and the developer has now passed 1,600 units sold in 2018 alone.

It is the third of four towers in the Paraiso complex to begin closings. The final tower is expected to begin closings this year.

Related Group 2018 year to date closings (based on deeds recorded, which typically lag):

  • SLS Lux – 493 units
  • Hyde Midtown – 410 units
  • Paraiso Bay – 352 units
  • Paraiso Bayviews – 203 units
  • Park Grove – 137 units
  • One Paraiso – 24 units

All of the projects were developed with partners, including The Allen Morris Company (SLS Lux), Dezer Development (Hyde Midtown), Terra Group (Park Grove), and The Related Companies (Paraiso).

 

One Paraiso’s unit 4203, listed for resale at $1.65m. It includes 3 bedrooms with 1,680 square feet of interior space:

Look at those cheap vents. Those are not luxury finishes.

If by “luxury” you mean the slimmer air vents, they suck—in terms of airflow compared to the ones pictured.

Linear vents work fine. They wouldn’t be installed on expensive builds if that were the case. I have to agree with the top post. They do a dis-service to the interiors.

Shocking…more cheap stuff from Related. Look at the size of that main room. Like the SLS Lux, you can practically hold your arms out and touch both sides. Only a sucker would pay that kind of money for this.

$1.65 million for something that looks like a new market rate apartment in Doral, except with a view.

Currently, over 50% of condos immediately go back on market for resale or rent. It’s a buyer’s and renter’s market.

The floor plans for all of relateds new projects are just terrible. Rooms are really really tiny. This unit doesnt even have an island kitchen and you would be hard pressed to fit a sectional and small table in despite this being a 3bed. Additionally the masterbedroom size is a joke as well as that tiny closet. This is not NY or Monaco with crazy land prices. This is Edgewater. I would be surprised if Related ever builds again in this area. All projects such a big disappointment. If these were not sold on spec they would be lucky to get half the sales prices.

People would pay for the view. They don’t care about the interior. It doesn’t even have floors. They’ll offer $100k less and use the money to customize as they wish.
