Foundation, Basement Nearly Complete At 64-Story 1 Southside Park, Vertical Construction Soon

The developer of Brickell’s massive 1 Southside Park has announced that the project will soon begin vertical construction.

JDS Development Group said in a press release that it had secured an acquisition and construction bridge loan of $86 million, allowing the development to move forward.

The project is now finishing up foundation work, “with deep soil mixing operations and the two-level basement complete,” the release said.

“We look forward to going vertical in the near future,” said Michael Stern, Founder and CEO of JDS.

According to the new release, 1 Southside Park will rise 64 stories and include:

  • 1,175 residential rental units
  • 190,000 square feet of office space
  • 200-key Treehouse Hotel
  • 10,000 square feet of retail
  • 1,400 parking spaces

SHoP Architects is designing the project, with hotel interior design by Rockwell Group, landscaping by James Corner Field Operations, and residential interiors by Krista Ninivaggi of Woods Baggot.

As part of the development, Southside Park is being rebuilt. A pedestrian paseo from SW 2 Avenue will also be built at the center of the building’s ground floor, framed by the new ground floor lobbies and café space.

What are you talking about. There’s hardly any singe-family homes left in West Brickell. More like tear down the strip malls, fast food restaurants with drive-thrus, and 1960s and 1970s fleatrap apartment buildings.

I believe the developers meant that vertical construction won’t begin until the end of the year. Which means they’ll continue working on the foundation then the foundation pour in the meantime… hopefully lol
