Foundation Permit Approved At Downtown Miami Namdar Site Where 1400 Units Planned

A foundation permit has just been approved at the Namdar site in downtown Miami.

Building Department records show that the permit moved to approved status on February 28.

The permit is for excavation/piles/site and soil improvement, at an estimated cost of $1.5M.

John Moriarty is the contractor.

A permit for vertical construction of the first 680-unit tower was applied for in June 2022, and is still listed as being in review. John Moriarty is also the contractor on that permit.

Other pending permits include tree and demolition permits.

Two 43-story towers are planned on the property, with:

  • 1,394 apartments
  • 7,984 square feet of retail
  • 336 parking spaces

The project was announced in August 2022, with construction financing said to have been issued.

In October, the proposal had a hearing before the Urban Development Review Board.

In January, the developers signed a deal for water and sewer utilities.

… or when it’s finished, maybe he’ll sell and the new owner will restore the Miami Sun Hotel AKA Hotel Pershing to its 1920s glory. So we get solid new development and a preserved and restored historic structure. A win-win.

We need to build bigger sidewalks, crosswalks and stricter traffic enforcement** measures! I know a few people who have been hit. It’s happening every day it seems, this is urgent!

#2. Okay, Mr. “Downtown Crosswalks Needed Fast”
My common sense tells me that bigger sidewalks downtown would do nothing to help that tourist on a motorcycle riding at Northwest 95th Street and Sixth Avenue.
Do you have any relevant or applicable facts to support your claim?

#3. If you know “a few people” who have been hit in downtown (where most posting here agree that there is “impossible gridlock”) then you should find new friends.
If you are too dumb, and too slow to cross a street downtown without getting “hit”, then the combination of that drug dependency and natural selection is sure to eliminate them.

This tourist lost his leg, from a hit and run driver, lMy friends foot was crushed. When are our leaders going to wake up and stop bending over to give developers ever last inch of the sidewalks. Every time it is a hit and run driver, where are the cameras – who are these insane depraved people running people over? They could be terrorists for all we know. Why aren’t they in jail!? Please help make our streets safer! We need a way to report them , while improving safety of crosswalks ASAP!!!!

Extraordinary points. Sorry about your friends foot.

In 30 years, I have only had one friend hit by a car, he was riding a bike on the Rickenbacker, and it was a tragic death caused by a drunk driver.
Absolutely nothing to do with the size of sidewalks though.

Downtown has crosswalks at every intersection. I have never seen or heard of a pedestrian death in the two decades that I have been using the crosswalks. Again, maybe I am extraordinarily talented….maybe all my friends are Mensa-grade cross walkers.
Maybe.

I have several friends who can cross walk and chew gum at the SAME TIME!

I may have proven my brilliance once or twice in life so I don’t take offense. I’m used to cars stopping when there’s a flashing crosswalk, unfortunately I had a near miss hit in Brickell. A pedestrian saw me and said he was hit last week and said “the cars don’t stop.” He’s handicapped now and added expense on our society. Now I read about accidents like this every dayx I’m not surprised, whenever I drive I see people consciously drive through red lights. There’s a certain level of lawlessness on our roadways and we need to create bigger sidewalks and more assertive crosswalks, whether it’s a red light (instead of a yellow slow down light) or crossing guards, to train people. Don’t shame the victims, shame the people speeding in residential areas and not stopping or looking out.

The parking garage and New World School of the Arts behind it should be redeveloped next. If MDC was smart with their real estate, they could relocate it into a consolidated and redeveloped vertical campus in place of the Wolfson Center. If the city was smart, we don’t need all the parking with the garage when a major rail hub is a two-minute walk away.

Sidewalks that are starting to smell like dog piss and shit. This city needs more dog parks and curb your dog signs.

You can get one for free from the City here but I haven’t seen any put up yet. Every four blocks needs a dog park or fine people for not picking up after themselves.

We need to reform setbacks. Developers are building up at lighting speed and we have to make sure we can fill all these new spots with someplace people want to live… A few feet of extra sidewalks and landscaping isn’t going to slow down development.

People are clearly moving here because they want to live here (they are not being bussed against their will), and you have a solution to a “problem” that does not exist except for in your utopian imagination.

But will they want to still live here if it’s overdeveloped without proper sidewalks, crosswalks, and parks? I don’t think so. Developers aren’t thinking about sustainability of growth they are thinking about short term profit. It’s our governments job to think about the bigger picture and how we can keep people living here and maintain value and quality of life.
