Height Increase To 33 Stories Proposed For Brickell’s Domus Flats II

Revised plans for a Brickell project called Domus Flats II have just been filed with Miami-Dade planners.

The tower is now proposed to rise 33 stories, or 370 feet. The design has also been modified.

Previously, the tower was proposed at 29 stories, or 336 feet, according to a pre-application meeting request filed in June.

The latest filing show the project is now proposed to include:

  • 538 lodging units
  • 1,485 square feet ground floor retail
  • 138 parking spaces

The 22,237 square foot property is across from the 64-story 1 Southside Park already under construction.

A request for a Special Exception for General Development Plan within the Rapid Transit Metromover Station Sub-Zone was filed October 31. Developers are applying through Miami-Dade’s Rapid Transit Zoning plan, rather than through City of Miami planners.

Zyscovich is the architect.

North at Brickell 4, LLC, is listed as the contract purchaser.

Brickell Avenue itself is closest to Park Avenue. Southwest 2nd Avenue isn’t even comparable to Lexington Avenue.

The 1400 square feet of retail space here could be increased. This area gets a lot of foot traffic, and it would be wonderful to see more retail, restaurants, and services added. Improving the infrastructure by adding crosswalks and digital kiosks would enhance the experience. It’s interesting that they’ve already put digital kiosks in remote areas; perhaps we could suggest bringing them to this highly anticipated populated part of Brickell too?

Like Negroni on Miami Ave? Some projects are slower than others but the growth and value here is exponentially rising so the space and infrastructure should be set from the start… these are going to be here awhile

Ugh the balconies still don’t line up! I’m so tired of this exoskeleton look with the protruding stucco lining and mismatched balconies. Hope this gets replaced with something cleaner looking!
