Here Are The Two Competing Plans For A Transit-Oriented Development At The Douglas Road Metrorail Station

Two teams competing to build on land next to the Douglas Road metrorail station have released their plans.

13th Floor Investments and Adler Group

  • Four phase project
  • 288-unit apartment tower in phase one
  • Later phases would bring the total number of units to 970, while adding a 150-room hotel, 70,000 square feet of retail, and 1,736 parking spaces
  • Residential rents: $2.60 per square foot, retail rents at $35 per square foot
  • Project name: Link at Douglas
  • Architect: ADD Inc/Stantec

Related Group

  • 17-story tower with 191 student housing units, 444 bedrooms and educational support facilities
  • A second 17-story tower with 357 apartment units
  • Nine-story garage with 1,156 parking spaces
  • Architect: Arquitectonica

While the 13th floor one is a better exterior design of course, they’re not even going for the T.O. reduction in parking, though some of it should be making up for the surface lot they’re replacing. Even with a poorer design by Related, student orientation certainly sounds better in print, is this the “renovation” of the Douglas Road Station you guys had mentioned before? I guess it counts as it is technically the county property, though the concrete station itself appears untouched.

While i feel the 13th floor has more architectural panache, it doesn’t really demonstrate how it would conform to the metrorail. I think Related is the safe bet.

no that i like the related/arquitectonica design….I’m concerned about the 13th floor project.

4 phases leaves it susceptible to completing one project and then leaving a barren site for years to come(midtown)
The ground floor on the 13th floor project seems decieving and could just be made into bad garage egress and ingress locations that would kill of pedestrian activity.

Although I like both designs, I think the Related plans are better. Related seems to have captured the college dorm feel but the atmosphere still looks a bit like this project could be somewhere in Brickell.

Bland design by Related BUT functional. 13th floor’s design looks great, but too grand for this project.

From this information and the images provided, I would go with Related. I too loathe most of Related/Arquitectonica’s recent work. In this case, the other option is not leaps and bounds better. Both designs are just above average. However, Arquitectionica’s design is more focused while ADD Inc’s design looks like an accumulation of too many ideas (Parasols, wood louvers, metal screen, diagonal columns, etc). Related’s programming seems to make more sense for this location. Anyone familiar with the area knows there’s plenty new apartment projects around. Most (if not all) are NOT moderately priced. The Related design’s program would provide an alternative to UM students who don’t want to commute from the west or south for affordable off-campus housing. Also, from the images provided, the 13th Floor design doesn’t not attempt to integrate or improve the Douglas Road station.
