Intense, Mixed-Use Development Could Be Integrated With Brickell Metrorail Station

The owner of property near Brickell’s Metrorail station wants to build a mixed-use project integrated with the station.

Southside Place LLC wants the county to expand a Rapid Transit Zone to include their property. Doing so would transfer control of zoning regulations and the approval process from the city to the county and allow for more intense use.

According to the resolution, the project abuts the county Metrorail and Metromover station. In reality, Southside Park sits in between, but the agreement states that it will remain a park in perpetuity.

Southside Place LLC wants to develop a new fire station, parking garage, and mixed-use project integrated with Metrorail and Metromover, partially on city-owned property.

Last year, the same company proposed building a new fire station, along with a 21-story tower with 196 rental units.

Trees are critically important and horribly neglected in Miami. I’m a complete tree hugger. But the concept of building a massive project around one poinciana tree on the site of a high density development that will increase transit usage is ridiculous. Rip out this tree if needed and require 10 others to be planted in the right places.

I think this would be a wonderful idea. Right now there is a lot of demand for units at Infinity, SoMa, Axis and Nine because of their proximity to the station. A building right on top of it would be great!

I took that to be a PREVIOUS proposal, and this “new” one will be more “intense”. We shall see.

This should be done times 10 at every metrorail station. Part of the reason that the system is so underutilized is that it doesn’t have an east west line. But another equally important reason is that high density development that provides ridership within walking distance has not happened at most stations. Many stations are still surrounded by empty lots, flea markets, and strip malls.

I hope it has nice architecture. Also, the underutilized Southside Park could be a great station square. Frankly, the station itself desperately needs to be renovated or even rebuilt.
