Island Gardens May Have New Co-Developer

The Island Gardens project appears to have a new development partner.

Last week, the Federal Aviation Administration issued a height approval letter for a portion of the development.

The March 31 approval letter was issued to BH3 TCO Sub, which shares an address with BH3 Management.

Previously, the only known developer was Flagstone.

Last week’s FAA approval letter was for a lifestyle hotel, which is permitted to rise 367 feet above ground, or 375 feet above sea level.

Plans for a second tower were also submitted to the FAA in February. That building will be a luxury hotel, and is proposed to rise 527 feet above ground, or 535 feet above sea level.

Approval for the taller tower is still in process.

According to a November 2022 agreement with Miami Dade’s Water and Sewer Department, Island Gardens will include:

  • 455 hotel rooms
  • 150 apartments
  • 221,000 square feet of retail store
  • 136,140 square feet of full service restaurant
  • 13,800 square feet of banquet hall (without kitchen)
  • 10,340 square feet of bar or cocktail lounge
  • 50 marina slips

I hope they will have a new design too! Too prominent of a location to have mediocre design.

Considering that this complex would be located between Miami and Miami Beach and could be seen from afar and from many points in both cities, it would deserve a much more beautiful project. But be that as it may, it’s sure to be a hit, as it will be an entertainment link right between the two cities, especially if the Metromover makes it there at some point in the future.

This was the site for the unrealistically tall Miapolis proposal. But it really is a mile or two farther from the airport than the mainland and could have a tower taller than 1,049 ft.
