Jade Signature Tops Off After 39 Months Of Construction, Completion Scheduled For Late Next Year

Jade Signature has topped off at 57 stories in Sunny Isles Beach.

Construction began 39 months ago, in July 2013. The developer’s decision to build a three-story underground parking garage just steps from the ocean contributed to the unusually long construction schedule.

Completion is scheduled for late 2017.

Fortune International Group Announces Construction Milestone Tower Designed by Herzog & De Meuron, PYR and Raymond Jungles

Fortune International Group is on its way to delivering another iconic tower, as construction for the largest residential tower in Sunny Isles Beach, Jade Signature, has topped off. Standing 57 stories high, the project is on track for completion in late 2017 and will reflect its world-class team of partners—Pritzker Prize-winning architecture firm and design consultants Herzog & de Meuron, Parisian interior design firm PYR led by Pierre-Yves Rochon and landscape architect Raymond Jungles.

Taking Jade Signature vertical is Suffolk Construction, a firm that is also responsible for Met 3, Ritz-Carlton Residences in Sunny Isles and CityPlace Doral. The team successfully completed the building’s three-story underground parking garage, a feat that has never been done 40 feet from the coastline, and had progressed on the 192-unit property at about one story per week.

With the building’s exterior structure completed, Herzog & de Meuron, PYR and Raymond Jungles’ incredible design has begun to take shape. The overall form is quiet while the details provide the architectural identity. Exterior columns allow for true flow-through interiors, so that ocean views can be enjoyed from each residence. The large overhangs reach out to provide adequate shade from the sun, resulting in expansive terraces that extend each residence’s livable area by 30 percent. Suffolk was able to test the building’s high level of precision by creating a mockup floor within the project.

The project’s identity is characterized by its seamless connection from the entrance to the pool deck, gardens, beach, ocean and beyond. There will be three expansive floors of common spaces for all ages, including amenities like a teen tech lounge; toddler sensory and reading center; entertainment lounge with billiards; beach bar and grill; and a spa featuring a co-ed hamam, invigorating cold rain shower, oceanfront massage beds as well as a yoga deck surrounded by a Zen garden.

Current availability includes a selection of three- to five-bedroom residences as well select double-height Sky Villas and the building’s crown jewel listings – the upper and lower penthouses. The homes span from 3,465 to 11,661 square feet, with pricing ranging from $4.8 million to $32.9 million.
