Krymwood Hotel Proposed In Wynwood, With Hotel & Residential Units

Plans have been submitted to Wynwood reviewers for a new development called the Krymwood Hotel.

Krymwood Hotel is proposed to include:

  • 48 hotel units
  • 12 residential units
  • 4,903 square feet of commercial/retail
  • Zero car parking spaces

The architect included a statement on intent with the submission:

The Krymwood hotel is an 8-story mixed used new construction building. It will have commercial on the basement through the 2nd floor, lodging units and amenities on the upper floors. Artists will be selected at the completion of the project to paint the selected external walls visible to the public. The overall square footage for the project will be 72,369 square feet. The structure is constructed of masonry walls, post-tension slabs, and cast-in-place concrete column. All mechanical systems will be located on the roof top and will be screened from pedestrian and vehicular views. Signage will be by separate permit.

MKDA is the architect.

Florida Art Services LLC is listed as the owner. According to a statement provided to the SFBJ in 2021, the developer is Michael Krymchantowski in partnership with QKapital Group.

The Wynwood Design Review Committee is scheduled to have a hearing to discuss the proposal on May 10.

As a rule, a hotel is profitable from 50 rooms onwards. This one would be on the edge, 48 rooms.

That isn’t a rule.

The rule is, a hotel is profitable if it’s income is greater than its expenses.

It’s not that. Even with excellent management, a hotel with 10 or 20 rooms does not make a profit and, on the contrary, a hotel with 100 or 200 rooms that is poorly managed does not make a profit. Hence, the rule that every hotelier knows, with good management, you have a good profit from 50 rooms.
