Lease-Up Of 323-Unit Apartment Building Reached In Under Six Months

Developer Neology says it has achieved lease-up for its newly completed Allapattah apartment building, known as The Julia Residences.

The 14-story, $140 million tower is named after Julia Tuttle, the founder of Miami.

The 323 “attainable luxury” apartments are now 95% occupied, which took less than six months.

Neology’s first project in Allapattah, No. 17 Residences, also quickly achieved 95% lease-up.

Its third Allapattah project, Fourteen Main Street Residences, is expected to receive TCO and welcome its first residents by Q1 of 2025.

Exactly, there is so much demand for workforce housing, which is why local government should force developers to build a certain amount of regular buildings before starting their ultra luxury towers.

A government forcing developers to build unprofitable projects isn’t reasonable. If you owned a restaurant, would you like it if the government forced you to give away your meals for free for 1 week per month because some people can’t afford to eat at your restaurant?

Thinking that the government should have the power to step in and tell developers that they MUST develop “regular buildings” before they are ALLOWED to build luxury on land that they ALREADY OWN is insane.

Not true. They wouldn’t be able to resist investing in Miami. Do you know how much money Related and Swire have made on avg. from their projects? I don’t think you guys even know their insane profit margins.

^^and take away those margins by requiring they develop money losers 1st and they’ll develop elsewhere. Supply will decrease and prices will rise even more.
